Relationships Over Transactions: Mike Incorvaia Sr. and Jill Renee Hill on Building a Real Estate Career That Lasts

In this episode of The Infinity Effect Podcast, Mike Incorvaia Sr. sits down with longtime friend and successful Realtor Jill Renee Hill for a candid conversation about what it really takes to build a lasting career in real estate.

Before becoming a Realtor, Jill was a nurse—but real estate was already part of her family. Her grandmother, Anne Mills, owned Anne Mills Realty in Wadsworth, giving Jill an early look at the dedication and sacrifices that come with the profession. When Jill eventually entered the business herself, she hit the ground running and earned Rookie of the Year during her first year with Howard Hanna.

Mike and Jill discuss how the business has evolved and why personal branding and consistency have become so important. Jill explains how she began using listing videos years before they became commonplace—not simply to sell an individual house, but to build her reputation for future listings. She also explains why she believes every seller deserves the same marketing effort, regardless of the home's price.

One of the biggest themes of the episode is the difference between simply completing transactions and building genuine relationships. Jill says much of her business comes from her sphere and identifies her twice-yearly client and partner appreciation events as one of the marketing strategies she would never give up. For Jill, closing day isn't the end of the relationship with a client—it's the beginning of the next chapter.

The conversation also explores the power of reputation in real estate. Mike and Jill discuss why relationships with other agents, lenders, title companies and inspectors can influence the experience clients have during a transaction. Jill stresses the importance of surrounding herself with professionals who treat her clients with the same level of care she expects from herself.

Jill also shares how she's used social media and traditional marketing together to remain top-of-mind. From a billboard featuring her beagle George to posting something positive every morning on social media for a decade, her approach is centered around consistency and allowing people to see the real person behind the Realtor.

Mike and Jill also have an interesting discussion about AI, authenticity and the future of real estate marketing. Jill is cautious about using AI in ways that could make someone's personal brand feel artificial, while Mike discusses practical applications such as assisting with emails and listing materials.

The conversation gets especially candid when they discuss the demanding lifestyle that can accompany success in real estate. Jill talks about working while traveling, riding the financial highs and lows of commission-based sales, and the importance of having trusted people around you. Mike challenges her to think about leverage—using assistants, systems and other agents to build a business that doesn't depend entirely upon her personally working every transaction.

For new and experienced agents alike, the episode offers an important reminder: your reputation is one of your most valuable assets. Jill emphasizes networking outside your own brokerage, continuing to learn from other professionals, treating people well and maintaining professionalism—even when social media makes it tempting to do otherwise.

Ultimately, Mike and Jill's conversation shows that long-term success in real estate isn't built from a single marketing trick. It's built through relationships, authenticity, consistency, professionalism and staying connected to the people you've served.
