In this episode of Real Estate First Friday, Luis Fermin and Nathalie Cox sit down with Sharra Mercer to break down her 52-week listing plan, a proactive system designed to keep listings fresh in a shifting market. Shara shares practical strategies for refreshing marketing, communicating with sellers, using AI to streamline seller reports, revisiting pricing with real local data, and creating consistent action even when a property is not moving.
They also unpack why sellers need to understand the strategy behind your actions, how proactive communication builds trust, and how a clear listing plan can differentiate you from agents who simply list a property and wait.
