On this episode of Elementary, I dive into one of the biggest questions I keep hearing lately: “I’m so confused… should I buy, should I sell, or should I wait?”
Downsizers, move-up buyers, and anyone feeling stuck in the current Toronto/GTA market—this one’s for you. I unpack the messy middle of decision-making and share how to start with what really matters most: your lifestyle. Because here’s the truth—your home has to fit the life you’re living right now, not just the one you used to have.
We talk about:
- Why lifestyle always comes before square footage.
- What downsizers should keep in mind (hint: it’s not about the number of bedrooms).
- How to approach the “sell first or buy first?” dilemma.
- Why knowing your real numbers—not guesses—can make or break your plan.
- The importance of big-ticket items like roofs, furnaces, and driveways in today’s buyer’s market.
- Why bridge financing is your secret safety net.
And of course, I close with a look at what’s really happening in the market right now: conditions are back, deals are out there, and yes—you still need a strong marketing plan (no, a lawn sign isn’t a strategy).
If you’ve been feeling overwhelmed, this episode will help you cut through the noise and get clear on your next step.
