The speaker explains why they avoid low-priced turnkey rentals (around $50,000 renting for $800–$900) because they’re typically in D-class areas with higher vacancy, repairs, and tenant issues, and are often difficult to finance since many lenders won’t lend under $50,000 and such properties don’t qualify for Fannie Mae/Freddie Mac leverage. They warn that some providers push all-cash purchases, discourage proper due diligence (inspection, title research, market understanding), and that D-class properties often lack an exit strategy because few buyers want them later. They advise novice investors to start with C-plus to B-minus turnkey rentals, though a rare well-located D-class deal can justify added risk and higher cash flow. They also argue market-timing concerns are excuses and recommend buying with cash flow, using SWOT analysis, and ensuring a cash-flow buffer to hold through downturns.
