ABOUT THIS EPISODE
The Plaza at 1901 Walnut Street in Center City, Philadelphia, is a 1925-built, pet-friendly co-op on Rittenhouse Square with roughly 120 units. The building is symmetric, mirrored left and right, with multiple elevators at the main entrance and no onsite parking. It has a mostly conservative, well-maintained pre‑war character and friendly long-standing doormen.
Over the past decades the co-op has managed recurring assessments to address necessary repairs and preserve building value, so many major maintenance items have been completed. Units vary widely in condition and configuration, some fully renovated or combined, others original, so interior condition is a major factor in pricing and value.

00:00:03.997 --> 00:00:09.488
I'd like to talk about the plaza at 1901 Walnut Street in East Center City, Philadelphia.
00:00:10.075 --> 00:00:13.937
The plaza is an interesting building because it's the only building on Rittenhouse
00:00:13.937 --> 00:00:15.927
Square that is a co-op and not a condominium.
00:00:16.565 --> 00:00:20.197
Now, in my opinion, it all boils down to that's just semantics.
00:00:20.617 --> 00:00:25.488
I don't think the fact that it's a co-op or not a co-op has any reflection on value.
00:00:25.877 --> 00:00:29.815
But anyway, the plaza was built in 1925. There are roughly 120 units.
00:00:30.233 --> 00:00:33.728
What's interesting is the building, if you stand in the middle of the lobby,
00:00:34.577 --> 00:00:36.157
you could split the building right down the middle.
00:00:36.157 --> 00:00:39.697
And how it was built, it was the same on the left side as the right side.
00:00:39.697 --> 00:00:42.470
So if you walk in the front entrance right off Walnut Street,
00:00:42.754 --> 00:00:45.541
there's three elevators to your left, three elevators to your right.
00:00:45.909 --> 00:00:49.409
The building does not have parking. It is a pet-friendly building, which is nice.
00:00:49.728 --> 00:00:55.539
There are limitations as far as size and number of pets you may have, but it is pet-friendly.
00:00:56.375 --> 00:01:00.787
Kind of the vibe, let me, you know, I've sold, I've probably sold over a dozen
00:01:00.787 --> 00:01:03.292
units in this building over the decades I've been in business.
00:01:03.756 --> 00:01:08.007
What I can tell you, the vibe, I think, is a little bit conservative.
00:01:08.007 --> 00:01:12.887
I think the just the doormen in general are probably some of the friendliest in town.
00:01:13.305 --> 00:01:16.557
I think the building's very well maintained. It's an older building.
00:01:16.557 --> 00:01:22.787
It's a pre-war, which means on the exterior, there may be some more maintenance
00:01:22.787 --> 00:01:24.851
than what we might find on a newer building.
00:01:25.817 --> 00:01:32.750
And to be fair, the plaza over the past 20 years has seen its share of assessments.
00:01:33.012 --> 00:01:38.107
Now, the upside to that is that some of the repairs or the maintenance that
00:01:38.107 --> 00:01:41.377
they do only needs to happen once every blue moon.
00:01:42.146 --> 00:01:46.567
But what I will say about the plaza is I do think that they've navigated their
00:01:46.567 --> 00:01:49.501
assessments almost better than anyone else in Center City.
00:01:50.577 --> 00:01:56.557
They've thrown that gauntlet down, maybe to, you know, some adverse reaction,
00:01:56.557 --> 00:01:57.730
nobody wants to pay assessments.
00:01:58.851 --> 00:02:01.191
They've gone through with them and they've made those improvements,
00:02:01.191 --> 00:02:05.661
those necessary improvements and maintenance issues that are required to keep
00:02:05.661 --> 00:02:08.544
a building in good shape, keep it functioning, keep the values up.
00:02:08.852 --> 00:02:12.451
And I think more than, again, more than most of the buildings in town,
00:02:12.451 --> 00:02:18.349
this building, the plaza, 1901, has navigated those assessments pretty darn well.
00:02:18.674 --> 00:02:24.181
And the nice thing about having a building that's had just a flurry of assessments,
00:02:24.181 --> 00:02:28.981
if you will, prior to you buying there, that's great.
00:02:28.981 --> 00:02:32.391
That's what you want. You want a building that has had assessments where the
00:02:32.391 --> 00:02:35.146
building has paid attention to maintenance issues, they've fixed them,
00:02:35.390 --> 00:02:39.231
they've collected the money for them, and you can move into a building that
00:02:39.231 --> 00:02:42.431
hopefully won't have those needs during your ownership.
00:02:42.431 --> 00:02:45.659
So anyway, the building's a popular building, Rittenhouse Square.
00:02:46.291 --> 00:02:49.921
I think it's a great dollar per square foot. Value is heavily influenced by
00:02:49.921 --> 00:02:54.331
interior condition because we will see some units in there that need a complete
00:02:54.331 --> 00:03:01.229
gut job, and we'll see other units come on the market that are just mind-numbingly beautiful.
00:03:01.636 --> 00:03:09.490
Okay. And one last comment is we won't necessarily see 8C is not necessarily the same as 16C.
00:03:09.844 --> 00:03:12.270
You know, even though they were originally built as the same units,
00:03:12.503 --> 00:03:15.621
a lot of the units here have been combined, absorbed by other units,
00:03:15.621 --> 00:03:18.011
cut in half and split down the middle and da-da-da-da-da.
00:03:18.011 --> 00:03:22.211
So a wide variety of floorplanes at the plaza. It's a great building.
00:03:22.211 --> 00:03:25.371
I like it. And I think it's worthy of investigation.
00:03:26.357 --> 00:03:29.921
If you're, if a unit like that is in, you know, the segment of the market you're
00:03:29.921 --> 00:03:32.435
looking at, look at the plaza. You won't be disappointed.
00:03:32.679 --> 00:03:35.105
Anyway, this is Mark Wade, centercitycondos.com.
00:03:35.425 --> 00:03:36.824
Thank you so much. Have a great day.
