00:00:00.516 -->
00:00:04.837Yo, yo, welcome back to another episode of the High Value Agent Podcast,
00:00:04.837 -->
00:00:09.189where we inspire people to create a better life through real estate.
00:00:09.624 -->
00:00:14.937And I'm excited about today because, number one, this is like the first time
00:00:14.937 -->
00:00:19.033in a long time having a guest, somebody to actually join me on the pod.
00:00:19.324 -->
00:00:24.067So I'm excited and grateful for that opportunity. But to have my brother,
00:00:24.067 -->
00:00:27.897Scott Foltz, who is one of my business partners.
00:00:27.897 -->
00:00:33.207He is a real estate agent here at Silver Lining and a real estate investor.
00:00:33.207 -->
00:00:38.117To have him join me today to talk about investing and creating wealth through
00:00:38.117 -->
00:00:41.197real estate, I'm pumped. I'm excited.
00:00:42.060 -->
00:00:47.277Scott, welcome back because obviously this is not your first time being on here, but welcome back.
00:00:47.657 -->
00:00:51.273How are you doing, brother? I'm doing great, man. The sun is shining.
00:00:51.702 -->
00:00:55.590It's not crazy hot out here in Indiana today. It's just nice.
00:00:55.921 -->
00:00:57.244The rain has stopped for a few days.
00:00:57.903 -->
00:01:03.967Yeah. Yeah. Man, the rain's been crazy. Like all the flooding and like stuff
00:01:03.967 -->
00:01:06.815that you never thought you would see in Indiana.
00:01:07.481 -->
00:01:14.111Yeah. Like it's crazy. I mean, some towns literally like people have completely moved out.
00:01:14.868 -->
00:01:19.727We're forced to move out. So yeah, it's been a crazy couple of weeks of the rain.
00:01:19.727 -->
00:01:24.927But, yeah, thankful that everything is calmed down now and people that are listening
00:01:24.927 -->
00:01:30.571now can actually focus in on the future, right, and how they can build,
00:01:30.821 -->
00:01:34.675like, really true wealth and real estate from somebody who's actually done it like yourself.
00:01:35.128 -->
00:01:41.144And so, Scott, I mean, you've helped, what, over 200 families for sure buy and sell.
00:01:42.397 -->
00:01:48.705Somewhere along the way, I know there was a thought in your head where you're like, you know what?
00:01:49.226 -->
00:01:54.225I'm not just going to be a real estate agent where I'm helping people buy or sell.
00:01:54.608 -->
00:02:00.027I'm going to be the one actually selling my real estate and buying and building
00:02:00.027 -->
00:02:01.707real estate to create wealth.
00:02:02.160 -->
00:02:08.657So tell me, to kind of get things started, when did you start having those thoughts
00:02:08.957 -->
00:02:14.118to where, hey, this is more than just a transaction. I'm going to actually build something.
00:02:14.826 -->
00:02:22.387Well, I mean, there were a couple transactions where I was the agent and I vividly
00:02:22.387 -->
00:02:26.667remember one where it's an investor that we use quite often.
00:02:26.667 -->
00:02:32.731And I had a listing and it was, it was a fire house that got was damaged very heavily by fire.
00:02:33.172 -->
00:02:36.597And she just wanted to sell because she was getting her insurance money and
00:02:36.597 -->
00:02:38.327she was going to take that and buy another house.
00:02:38.823 -->
00:02:41.878So it was basically, you're buying the lot in a great little neighborhood.
00:02:42.336 -->
00:02:48.427I helped our investor partner buy the house, buy the lot, very cheap.
00:02:48.590 -->
00:02:52.787And then the next day, literally signed it over to someone and made like $30,000 on it.
00:02:53.537 -->
00:02:58.037And I was like, holy cow, I could have done that. So it just blew my mind,
00:02:58.037 -->
00:03:02.467like without doing anything that you can make that kind of money.
00:03:02.467 -->
00:03:07.039And I had a conversation with him a little bit and he kind of recognized like.
00:03:07.857 -->
00:03:12.017You know, I have what I believe is a solid reputation and I don't want to be
00:03:12.017 -->
00:03:15.166known as the agent that comes by and takes advantage of people.
00:03:16.667 -->
00:03:19.937You know, there's some sales to be done like that where you are still helping
00:03:19.937 -->
00:03:24.277everyone and you can profit too. And so that's when I kind of realized,
00:03:24.277 -->
00:03:25.725man, that's not that difficult.
00:03:26.160 -->
00:03:30.487And then I had a soon to be college age daughter and I thought,
00:03:30.487 -->
00:03:32.797well, this could be a good opportunity as well.
00:03:32.797 -->
00:03:36.487So it just, things started to kind of stack up like that, where I kind of see
00:03:36.487 -->
00:03:40.307the writing on the wall, like, man, there's, there's more money to be made than
00:03:40.307 -->
00:03:42.350just on my commission check.
00:03:43.043 -->
00:03:48.751So good so good curious why do you think so many agents,
00:03:49.423 -->
00:03:53.307like they sell real estate and they and they probably do a very good job you
00:03:53.307 -->
00:03:58.007know they have they're building a great career and they're doing it for 10 20
00:03:58.007 -->
00:04:02.066years like why do you think a lot of agents that have good careers,
00:04:02.525 -->
00:04:04.870actually never transition into,
00:04:05.494 -->
00:04:10.387being an owner of real estate and doing that investing like Why do you think that is?
00:04:11.096 -->
00:04:17.998I have a feeling a lot of real estate agents don't view what they do as their business.
00:04:18.538 -->
00:04:24.232I think most of us work under another brokerage or on a team,
00:04:24.586 -->
00:04:29.045and we view that as the person writing our checks.
00:04:29.399 -->
00:04:32.673And I just don't think we dream big. And I think a lot of it is,
00:04:33.126 -->
00:04:37.247I mean, from day one, I've always been told, you know, you're the average of
00:04:37.247 -->
00:04:38.477the five people you're around.
00:04:38.477 -->
00:04:45.097And I think that's probably as big a part as just not looking at this as your
00:04:45.097 -->
00:04:49.457business. I think, yeah, we just kind of look at ourselves as I have a job and
00:04:49.457 -->
00:04:53.046I get paid when I do it. But we're self-employed.
00:04:53.446 -->
00:04:58.438This is my business. It doesn't have to be confined to just one stream of income.
00:04:59.121 -->
00:05:03.520Yeah, I thought it popped in my head, like the difference between,
00:05:04.210 -->
00:05:10.833like transactional thinking, like next closing thinking versus like wealth building
00:05:10.833 -->
00:05:14.880thinking, which is like not my next closing. What is my next asset?
00:05:15.275 -->
00:05:17.873Yes, I made some money. What do I do without money? Yeah.
00:05:18.273 -->
00:05:24.553Can make me more money. It's it's an exponential maybe kind of think instead of just a addition.
00:05:25.590 -->
00:05:32.603Yeah. And I really do agree with who you're in proximity to and the way they
00:05:32.603 -->
00:05:36.525think can influence you to think similar.
00:05:36.926 -->
00:05:40.680So, but that could be good and that can also be bad, right? Yeah.
00:05:41.493 -->
00:05:45.293And I think that is important that people understand that. I believe that's
00:05:45.293 -->
00:05:48.697been a topic of our team for probably the past few weeks is,
00:05:49.231 -->
00:05:52.403you know, audit the people that you spend a lot of time with outside of the
00:05:52.403 -->
00:05:55.471team, outside of our, you know, this.
00:05:55.823 -->
00:06:00.321Office, like, who are you spending your time with? And are any of those people
00:06:00.690 -->
00:06:03.763or, you know, different areas of their life?
00:06:03.763 -->
00:06:08.893Is there anything that you see that you admire or that you would trade what
00:06:08.893 -->
00:06:10.053you have for what they got?
00:06:10.053 -->
00:06:14.573And nine times out of 10, I think we went around the room and most people were
00:06:14.573 -->
00:06:19.543like, yeah, I don't think I would trade my life with anyone that I'm around.
00:06:19.543 -->
00:06:24.213Like, you know, so I think it really like flipped the switch for a lot of people
00:06:24.213 -->
00:06:27.407when they're like, man, I need to do an audit on spending time. Yeah.
00:06:27.973 -->
00:06:33.393You see somebody doing something big. Yeah. You know, it's not that they have some special gifts.
00:06:33.393 -->
00:06:38.663Usually it's, they were around someone who modeled that and they wanted to learn it.
00:06:38.663 -->
00:06:43.663So I'm big on, well, I don't like to read books a whole lot,
00:06:43.663 -->
00:06:46.704but if I see you doing something that I want to know how to do,
00:06:47.070 -->
00:06:50.443I'm absolutely going to ask you. So, Hey, tell me a little bit about that.
00:06:51.245 -->
00:06:55.784And yeah. And then sometimes it just takes off that's good that's good so.
00:06:56.980 -->
00:07:01.460And there's a financial aspect where, like, I believe an agent,
00:07:01.460 -->
00:07:02.907if you're struggling right now,
00:07:03.516 -->
00:07:07.820the last thing on your mind is buying an asset, you know, buying a piece of
00:07:07.820 -->
00:07:13.540real estate, whether it's a buy and hold or a fix and flip, right?
00:07:14.101 -->
00:07:21.760But what has to change in how an agent kind of sees their their paycheck right
00:07:21.760 -->
00:07:25.582like there has to be something that clicks for an agent,
00:07:26.146 -->
00:07:31.600that and it could be that they have a certain amount of money of the in their
00:07:31.600 -->
00:07:34.220bank accounts or i don't know but,
00:07:35.040 -->
00:07:38.736what do you see or what clicked for you in regards to,
00:07:39.840 -->
00:07:44.960that shift to actually start buying real estate? Was it a financial thing for you?
00:07:46.348 -->
00:07:50.688Yeah, it was financial. It was, I'm getting older.
00:07:51.148 -->
00:07:58.218I want to kind of establish a legacy. I want to take care better of the people
00:07:58.218 -->
00:08:01.313around me and I can take care of them today pretty easily.
00:08:01.714 -->
00:08:04.076I can take care of them this week pretty easily.
00:08:04.999 -->
00:08:07.498I want to be able to take care of them when I'm not even around.
00:08:07.498 -->
00:08:13.218And if I'm only using my commission as income, that's not going to last.
00:08:13.218 -->
00:08:14.287That's not going to cover it.
00:08:14.740 -->
00:08:19.668So I need to come up with other income streams that can go on without me.
00:08:20.104 -->
00:08:24.598So I think that was maybe kind of the big eye opener is, yeah,
00:08:24.598 -->
00:08:30.409I just want to do more. And when I'm not here, I want something to continue going.
00:08:31.121 -->
00:08:37.031That's good. That's good. So you mentioned to the team a couple years ago that,
00:08:37.600 -->
00:08:41.112obviously you had a daughter that was graduating high school soon,
00:08:41.390 -->
00:08:44.508that was going to be going to Purdue or university.
00:08:45.252 -->
00:08:50.958And you told the entire team, in front of the whole team, you declared that
00:08:50.958 -->
00:08:54.992you will be buying an investment property for her to live in.
00:08:55.537 -->
00:08:59.738It would be your investment property, but you will provide safe housing for
00:08:59.738 -->
00:09:01.784her and her friends. And then...
00:09:02.756 -->
00:09:07.041I mean, I guess, I mean, overnight success, right?
00:09:07.204 -->
00:09:12.497Like you just made it happen. This is like that, which I'm being sarcastic when I say that.
00:09:13.177 -->
00:09:17.943Yeah, I talked and talked and talked. Yeah. Kind of made that come to fruition.
00:09:18.459 -->
00:09:23.117Yeah, it came to fruition through the work. But I want you to share like what
00:09:23.117 -->
00:09:26.407that experience has been like. And by the way, you've also done other projects
00:09:26.407 -->
00:09:33.153too, right? You had a fix and flip deal. And it wasn't a small project either. there was a big one.
00:09:33.582 -->
00:09:39.589And so, but what kind of share your experience of going through that process?
00:09:40.152 -->
00:09:45.910It was kind of the perfect storm of, I wanted an investment opportunity.
00:09:46.578 -->
00:09:51.802She needed a place to live. And, and I, fortunately I started planning in advance
00:09:52.214 -->
00:09:56.906because that is something that I try to tell people like, okay, school just started.
00:09:57.272 -->
00:10:00.644You can't do it this year, but Hey, let's get started for next year.
00:10:01.143 -->
00:10:04.017But yeah, I knew that she would be needing a place.
00:10:04.017 -->
00:10:07.355And when she was taking me around to these apartments to look at them,
00:10:07.953 -->
00:10:11.327and I mean, the old cinder blocks, you know, like what I lived in when I was
00:10:11.327 -->
00:10:13.247in college, nothing fancy.
00:10:13.247 -->
00:10:17.290And I was looking at the prices on those and, you know, two people living in,
00:10:17.737 -->
00:10:24.113probably 200 square foot place, it felt like for 1300 bucks a piece, 1400 bucks a piece.
00:10:24.774 -->
00:10:28.527So yeah, there's $2,800 in rent. And then you had to pay for parking.
00:10:28.527 -->
00:10:32.077And I was like, oh my God, I took her deliberately.
00:10:32.557 -->
00:10:35.414While we're walking through this terrible smelling apartment,
00:10:35.820 -->
00:10:37.977I scheduled a showing on a brand new build.
00:10:37.977 -->
00:10:41.947And I said, hey, for a hundred more dollars a month, you girls could have this.
00:10:41.947 -->
00:10:45.667And that kind of opened her eyes to, you know, we didn't end up buying a new
00:10:45.667 -->
00:10:51.097house, but it was kind of like, it was, I don't know, just didn't make sense
00:10:51.097 -->
00:10:56.089for me to rent, to pay that much money and rent and then have nothing afterwards. And so.
00:10:56.994 -->
00:10:59.656I just decided like, okay, this is what I have to do.
00:11:00.276 -->
00:11:03.106And I was laying the groundwork with people around me, but the other people
00:11:03.106 -->
00:11:07.108that I knew were buying and selling places that I put the word out,
00:11:07.346 -->
00:11:12.036hey, in a year, in a year and a half, I'm going to be looking for this.
00:11:12.036 -->
00:11:15.304If you see something, let me know. And I stayed on him about it.
00:11:15.896 -->
00:11:20.960And somebody said, hey, we were at a closing. I was at a closing with this person.
00:11:21.920 -->
00:11:25.891And strangely, it was at the closing. I was just explained earlier about the fire sale.
00:11:26.756 -->
00:11:31.900So he bought that house and he told me, hey, I just bought a townhouse over near Purdue.
00:11:32.983 -->
00:11:37.956You want to check it out? And he said, yes, I do. And so then it took several
00:11:37.956 -->
00:11:40.327months to talk about it and we got it all in place.
00:11:41.313 -->
00:11:48.306Yeah. Yeah. No, I love it, man. And so the property that you have on campus,
00:11:48.306 -->
00:11:50.846I mean, it cash flows pretty well, right?
00:11:50.846 -->
00:11:58.113And so the goal when you're getting into investing is you talk about cash flow and appreciation.
00:11:58.438 -->
00:12:02.576And it's like you made a very intelligent buy.
00:12:02.996 -->
00:12:08.955And I personally lean towards cash flow first, like especially early on,
00:12:09.332 -->
00:12:10.865like especially in our market.
00:12:11.178 -->
00:12:15.946I believe that no matter what property I buy, it's going to appreciate.
00:12:15.946 -->
00:12:21.476So I put a little more emphasis on if I'm going to make a purchase, will it cash flow? Yeah.
00:12:22.036 -->
00:12:26.127Did, was that your approach as well when you were looking at those properties?
00:12:26.830 -->
00:12:32.266Uh, I'm probably not. It wasn't the best business thought process for me.
00:12:32.545 -->
00:12:36.536It was, I want a place that will appreciate for my daughter.
00:12:36.536 -->
00:12:42.256And if I don't make $5 a month, I'm okay because she'll still be living rent free.
00:12:42.256 -->
00:12:47.289Basically, if I my whole thing was if I can get her roommates paying my mortgage
00:12:47.673 -->
00:12:52.226and that limits the amount of money that my daughter has to pay and they're
00:12:52.226 -->
00:12:54.488kind of by default, I have to pay.
00:12:55.966 -->
00:12:59.996Then great. It's worked out where they're paying my mortgage,
00:12:59.996 -->
00:13:01.381they're paying the utilities.
00:13:01.672 -->
00:13:05.780I'm making a couple hundred, a few hundred bucks a month. She's living rent-free.
00:13:08.206 -->
00:13:12.786There is cashflow. Absolutely. We added a third bedroom to it with an egress
00:13:12.786 -->
00:13:16.506window in the basement. I know that boosted the value quite a bit.
00:13:18.451 -->
00:13:24.446It's cashflowing and it's definitely appreciated immediately before they moved
00:13:24.446 -->
00:13:28.904in. It was appreciating. So for sure. Yeah. Appreciation.
00:13:29.235 -->
00:13:31.168You, you got the best of both worlds.
00:13:31.696 -->
00:13:36.576And so it worked out perfectly. And that's why I was less concerned with getting
00:13:36.576 -->
00:13:41.766rich off of it month to month, because I saw this is going to be a win and it,
00:13:41.766 -->
00:13:43.026and it's turned into a bigger win.
00:13:43.026 -->
00:13:47.196There's been a couple of weeks where, you know, a couple of her roommates move
00:13:47.196 -->
00:13:50.336out and a couple of new ones are moving in, but it's, it's, it's,
00:13:50.806 -->
00:13:55.110it's just her and then someone wants to rent it out for a week at 1500 bucks for the week,
00:13:55.746 -->
00:14:02.736like that's my mortgage for that four days so yeah it's been it's been a a win-win-win
00:14:02.736 -->
00:14:05.486for sure yeah that's good and,
00:14:06.286 -->
00:14:11.716if uh if you're watching or listening to this i want you to understand that
00:14:11.716 -->
00:14:17.046you if you're not currently investing and you're starting from zero because
00:14:17.046 -->
00:14:19.907scott was starting from zero a couple years ago, right?
00:14:20.733 -->
00:14:26.976Just know this, your first deal does not have to be like a home run.
00:14:26.976 -->
00:14:29.425It does not have to be the dream deal.
00:14:30.052 -->
00:14:32.995Like we talk about this all the time within our team.
00:14:33.695 -->
00:14:38.086Boring, boring, boring. Look for something boring.
00:14:38.086 -->
00:14:45.416A duplex, a small single family will suffice, townhouse, you want to make the
00:14:45.416 -->
00:14:49.484investment, find an investment in a stable, like working class area.
00:14:50.402 -->
00:14:55.527And my preference is something that can cash flow. And it doesn't have to be
00:14:55.783 -->
00:15:01.401$1,000 a month. $100 a month is fine, right? But just something that will cash flow.
00:15:01.819 -->
00:15:09.246So then, even conservatively, so then if I ever have a vacancy or a repair,
00:15:09.246 -->
00:15:13.446like, there's something there. I can use that money to do that.
00:15:14.556 -->
00:15:18.636I think a lot of people try to chase the exciting deal on their first one.
00:15:19.001 -->
00:15:23.916And then they end up like not hit like they want this home run but they end
00:15:23.916 -->
00:15:27.167up striking out and then they never get back into investing,
00:15:27.765 -->
00:15:32.296for sure you mentioned the duplex the if i i don't have to think real hard but
00:15:32.296 -->
00:15:36.060the people around me that are doing the best skimped,
00:15:36.916 -->
00:15:41.942on their first or second or first and second third purchases they bought a duplex,
00:15:42.505 -->
00:15:48.107and lived below their means while they let the other tenant pay their mortgage
00:15:48.272 -->
00:15:49.976and then just build off of that.
00:15:49.976 -->
00:15:54.322Yeah, you don't have to make thousands of dollars a month on your first one.
00:15:54.484 -->
00:15:55.924Like you mentioned, 100 bucks.
00:15:56.214 -->
00:15:59.866After a little bit of time, you've got some equity. Now you can leverage that.
00:15:59.866 -->
00:16:02.480So there's just so much to it that you can do. Yeah.
00:16:03.418 -->
00:16:07.963Yeah, it's, there's so many options just to get one, get your first place, whatever it takes.
00:16:07.963 -->
00:16:12.983And it with there's, we work with some great local lenders and I learned a lot
00:16:12.983 -->
00:16:17.763even for my own loan that I had never used that kind of loan on another one
00:16:17.763 -->
00:16:22.183of my transactions as an agent, but as a buyer, I learned about a DSCR loan.
00:16:22.183 -->
00:16:26.853So there's just so many different options. You don't have to have tens of thousands
00:16:26.853 -->
00:16:31.863of dollars to do your first thing so so good that i,
00:16:32.530 -->
00:16:38.093that part i guarantee you that you don't have to have all this money to get
00:16:38.093 -->
00:16:41.249it into investing like you don't now,
00:16:42.033 -->
00:16:46.828you're you're extremely blessed if you have people that are experienced,
00:16:47.459 -->
00:16:51.123that will allow you to partner with them on deals so that you can start getting
00:16:51.123 -->
00:16:56.543your experience and your risk is a little lower if you have that you are extremely
00:16:56.543 -->
00:17:00.877blessed but Scott mentioned you don't have to have all this money,
00:17:01.487 -->
00:17:06.103to get into investing like now I mean there are some things I recommend in a
00:17:06.103 -->
00:17:09.335perfect world that you do have in place like,
00:17:09.977 -->
00:17:13.693have some reserves right have and.
00:17:14.585 -->
00:17:19.423Not enough money to where you can just close on the property and then now all
00:17:19.423 -->
00:17:24.935your reserves are gone like have some left over because, again, you could have a bay,
00:17:25.568 -->
00:17:29.053you could have repairs, anything could happen, and you want to make sure you
00:17:29.053 -->
00:17:30.488have money available for that.
00:17:31.051 -->
00:17:34.616Understand the numbers. What is the mortgage payment going to be?
00:17:35.266 -->
00:17:38.936Your taxes, your property taxes are,
00:17:39.672 -->
00:17:44.131will probably be higher than what you're used to on that property.
00:17:44.659 -->
00:17:48.114It's way higher than on my personal house, yes. Right, right.
00:17:48.114 -->
00:17:51.136For sure. So be aware of that, you know.
00:17:51.531 -->
00:17:55.295And with that being said, does it still cash flow, okay?
00:17:55.934 -->
00:18:00.975And don't think you're going to time the market perfectly.
00:18:01.353 -->
00:18:06.034No. Because that shit will never happen. I'm just here to tell you it's not going to happen.
00:18:06.034 -->
00:18:11.274So a couple things there, like if you're brand new and you hear a Scott story
00:18:11.274 -->
00:18:15.434and you're like, oh yeah, man, and you're fired up, still make sure that you
00:18:15.434 -->
00:18:19.737have some things dialed in because he did, you know, before making that decision.
00:18:20.143 -->
00:18:22.059You have to know your comfort zone for sure.
00:18:22.484 -->
00:18:25.154Yeah. Right. Your risk tolerance.
00:18:26.074 -->
00:18:31.814And if you have a very low risk tolerance, go find somebody who's doing it already
00:18:31.814 -->
00:18:36.414that will be willing to with whatever you can provide outside of the money,
00:18:36.414 -->
00:18:38.949like you can partner with that person on one of the deals.
00:18:39.443 -->
00:18:41.904Yeah. This one, I'm going to get a small cut.
00:18:43.214 -->
00:18:48.656Well, your risk is very low. Yes. Like, so just take that as a chance to learn.
00:18:49.033 -->
00:18:52.444For sure. There's, I learned there could be opportunities where I just give
00:18:52.444 -->
00:18:56.643someone $5,000 and they turn it into 7,000 overnight for me.
00:18:57.038 -->
00:19:02.141I'm cool with that. Cause I, you know, if, if it hit the fan, then I'm okay.
00:19:02.934 -->
00:19:06.964I was fortunate with the market the last several years, we bought at the right
00:19:06.964 -->
00:19:10.684time and I had a ton of equity in my house that I was able to leverage some of that.
00:19:10.684 -->
00:19:17.940So yeah, you have to know your pain threshold and, and don't terribly, terrible decisions.
00:19:18.201 -->
00:19:22.594Um, but again, we're, you and I are surrounded by some smart people that are
00:19:22.594 -->
00:19:27.292out there doing it. So I didn't have to imagine too much.
00:19:28.812 -->
00:19:30.454That's good. What would you.
00:19:32.592 -->
00:19:37.904What would mistakes that you notice agents make,
00:19:38.841 -->
00:19:42.648And it doesn't, I don't know, just maybe there's some people that,
00:19:42.648 -->
00:19:46.876you know, it doesn't just have to be agents, but like investing mistakes,
00:19:47.616 -->
00:19:51.726limiting beliefs. Are there any, anything that, anything that comes to mind?
00:19:52.863 -->
00:19:57.898I think the whole timing thing is, is a big issue with so many people,
00:19:57.898 -->
00:20:03.471whether it's agents or buyers and sellers. And just, it's such a common mistake.
00:20:05.068 -->
00:20:09.533This is probably not a decision you want to make overnight. the best decisions
00:20:09.760 -->
00:20:16.801aren't that way but you also can't sit on it for years and years and years or nothing will happen so,
00:20:17.289 -->
00:20:22.632there's just kind of a you have to prepare yourself and then be ready yes and i think,
00:20:23.304 -->
00:20:29.447just you have to take advantage of the situation and i learned long ago that
00:20:29.568 -->
00:20:35.754takes money to make money and if you the people that make the most money typically already and,
00:20:36.728 -->
00:20:42.184And so you're able to leverage that a lot better and just have stockpile something.
00:20:42.492 -->
00:20:47.528You got to get something that when, and again, it's a comfortable amount that
00:20:47.528 -->
00:20:53.478if someone comes to you with a proposition or an opportunity, yes, I have the money.
00:20:53.478 -->
00:20:56.858I don't even have to really do a whole lot of, oh, how am I going to get this?
00:20:56.858 -->
00:21:02.478Or it's there and it's ready to go. So just, yeah, just be ready because timing
00:21:02.478 -->
00:21:04.035it is not always going to work.
00:21:05.213 -->
00:21:12.153Yeah, and to the point of being ready financially, like being in a position
00:21:12.153 -->
00:21:13.822to take advantage of an opportunity,
00:21:14.443 -->
00:21:22.913I would just beg that people understand if you are around people that are in
00:21:22.913 -->
00:21:27.649the position to do big investment opportunities, okay?
00:21:27.978 -->
00:21:34.176Like, for example, on our team, we're in process of learning and drafting and
00:21:34.403 -->
00:21:37.166formulating plans to actually,
00:21:37.717 -->
00:21:44.240start developing subdivisions and to buy commercial spaces to.
00:21:44.977 -->
00:21:49.063You know, like we're going to get into apartment buildings.
00:21:49.063 -->
00:21:55.946We're going like we're formulating a plan and a process that legally,
00:21:56.544 -->
00:22:01.893that will allow myself and Scott to be business partners on other things outside
00:22:01.893 -->
00:22:05.571of just, you know, being partners at Silver Line Real Estate Group.
00:22:05.937 -->
00:22:13.873And so if you are blessed to be in a similar situation, you got to make sure
00:22:13.873 -->
00:22:19.783you're working your ass off to be ready when that call comes. Yeah.
00:22:20.243 -->
00:22:23.993And I realized one of the things I realized it's not just me in order to make
00:22:23.993 -->
00:22:27.823a lot of things happen. It's not just me. It's my wife. It's my family.
00:22:27.823 -->
00:22:29.142It's my business partners.
00:22:29.494 -->
00:22:32.403And if you came to me with this, you've been saying for a year,
00:22:32.403 -->
00:22:35.996hey, I really want to do this. And then you have the opportunity and I'm still not ready.
00:22:37.714 -->
00:22:41.421Could ruin it for you. So the best things, yeah, talk about it,
00:22:41.421 -->
00:22:44.677be vocal, be ready. Don't wait, but be ready.
00:22:45.129 -->
00:22:48.258Yes. Yeah. That's very good. Very good, man.
00:22:49.245 -->
00:22:55.861Well, I do think now that we're, we've been discussing investing that we can
00:22:55.861 -->
00:23:02.051go deeper into like cashflow appreciation strategies on,
00:23:03.621 -->
00:23:09.333how do you actually identify if this is a good purchase or not.
00:23:10.431 -->
00:23:14.431You know, the tactical approaches, running the numbers.
00:23:14.907 -->
00:23:21.971Heck, I mean, we can get into like just overall evaluating a deal, you know.
00:23:22.434 -->
00:23:25.595And so we're going to stay there for another pod because I think that's another
00:23:25.595 -->
00:23:28.42520 to 30 of talk right there.
00:23:28.425 -->
00:23:32.585But what I want to do, Scott, before we wrap, is there anything else?
00:23:32.585 -->
00:23:37.195Because, again, you're speaking from an experience that you're having right
00:23:37.195 -->
00:23:41.749now that at one point you probably didn't even think was possible.
00:23:42.457 -->
00:23:46.990And then now you're sitting here like, hey, I want to share the message and help inspire others.
00:23:47.333 -->
00:23:51.295Is there anything else that's on your heart that you want to share with the
00:23:51.295 -->
00:23:58.555audience that would at least fill them up enough until we get on the next episode?
00:23:58.555 -->
00:23:59.619Is there anything you want to share?
00:24:00.188 -->
00:24:06.655I mean, we always talk about emotional intelligence and separating business
00:24:06.655 -->
00:24:08.305from personal kind of feelings.
00:24:08.745 -->
00:24:13.125I wouldn't necessarily say making a business decision based on personal things
00:24:13.125 -->
00:24:17.185like what I did with my daughter and her housing is always a great pair.
00:24:17.585 -->
00:24:22.606But sometimes if that's the motivation and the drive and like that's I'm that's
00:24:22.711 -->
00:24:27.345I'm doing that within the next two years, I'm doing that. If that's what it takes, great.
00:24:27.665 -->
00:24:31.935I was able to make it kind of a win-win. And so that's great.
00:24:31.935 -->
00:24:35.645I wouldn't necessarily say base business decisions on emotions,
00:24:35.645 -->
00:24:40.275but I mean, you have to be wise about it and you have to have a good pull and
00:24:40.275 -->
00:24:41.455you have to feel good about it.
00:24:41.455 -->
00:24:45.385If you're not a hundred percent, it's probably not going to work out great.
00:24:45.385 -->
00:24:51.195So I think if you've got that one thing in your life that you know it would
00:24:51.195 -->
00:24:56.059be a good business decision but it would take care of a lot of other personal things,
00:24:56.759 -->
00:25:00.537i mean go for it yeah i love that that's good.
00:25:01.263 -->
00:25:06.540Scott, if people connect with you, whether it is, you know, learning more about
00:25:06.540 -->
00:25:11.770what we talked about today or maybe working with you in regards to buying or
00:25:11.770 -->
00:25:16.150selling real estate or maybe, hey, Scott, like I like what you guys are doing over there.
00:25:16.150 -->
00:25:21.400You know, I want to learn more about Silver Lining or EXP or all that stuff.
00:25:21.400 -->
00:25:22.845Like how can people reach out to you?
00:25:23.455 -->
00:25:29.643Perfect. Yeah, my number is 765-245-8472.
00:25:30.601 -->
00:25:37.880My email address is scott, S-C-O-T-T at S-L-R-E-G.com, as in Silver Lining Real Estate Group.
00:25:38.269 -->
00:25:41.591So those two methods are great. Facebook is always great.
00:25:42.107 -->
00:25:46.170Just by my name, I'm pretty easy to find on there too. So yeah,
00:25:46.790 -->
00:25:48.090I just love to talk about this stuff.
00:25:48.090 -->
00:25:51.840Anytime an agent calls me and just asks questions like, man,
00:25:51.840 -->
00:25:57.230you better be ready to listen because I'm going to talk because I'm all in on this.
00:25:57.230 -->
00:26:01.340And I love what it's done for me and my family and now some of friends around
00:26:01.340 -->
00:26:05.053me. So yes, don't ever hesitate on any questions.
00:26:05.396 -->
00:26:09.897Yeah. When you don't ask a question, a lot of times you don't take that step.
00:26:11.580 -->
00:26:17.188And the cool thing is like, this is mainly focused around real estate investing
00:26:17.594 -->
00:26:25.141this episode, but Scott is bringing in income from multiple different like investment vehicles.
00:26:25.750 -->
00:26:30.020Vehicles, which we're not going to unpack today. But I know Scott sent me a
00:26:30.020 -->
00:26:35.410photo not too long ago of one of his investment vehicles and was like,
00:26:35.750 -->
00:26:38.817oh, yeah, this is awesome. It's kicking off.
00:26:40.290 -->
00:26:44.070It all just feeds itself. It's amazing how that works. And that's the thing,
00:26:44.070 -->
00:26:45.916right? I think people...
00:26:46.775 -->
00:26:51.652People think that, and they could be financially struggling,
00:26:52.070 -->
00:26:55.878they think that they got to get seven investment vehicles today.
00:26:56.601 -->
00:27:03.226Because there is a quote out there that said the average millionaire or billionaire
00:27:03.226 -->
00:27:06.462has seven different investment vehicles.
00:27:06.932 -->
00:27:13.346What people don't realize is that those multi-millionaires started with one
00:27:13.346 -->
00:27:18.407investment vehicle and they maxed that out. And then from that money,
00:27:18.709 -->
00:27:21.322they then did other investment vehicles. Yes.
00:27:21.716 -->
00:27:23.847It gets easier from that point and it's less risky.
00:27:24.413 -->
00:27:28.750Bingo. Bingo. But that's not, that context is not in the quote.
00:27:29.359 -->
00:27:33.394Yeah. All in. Everyone wants to push all their chips in right now on the first hand.
00:27:33.856 -->
00:27:38.264Yep So here's my commitment To the audience And Scott let me know If you're on board.
00:27:39.185 -->
00:27:46.198I say we do another episode here soon, sharing different investment vehicles
00:27:46.198 -->
00:27:50.222that you as a real estate agent can easily access.
00:27:50.943 -->
00:27:55.303And over a one, three, five year time frame,
00:27:55.982 -->
00:28:02.895you could go from checking that only being your only investment or income stream,
00:28:03.394 -->
00:28:07.158to having five, six, seven, eight within five years.
00:28:07.158 -->
00:28:10.935And kind of if you follow a process, because we have a proven process,
00:28:11.248 -->
00:28:15.805if you follow it, you can have all seven or eight within three years.
00:28:16.165 -->
00:28:19.625Would you be open to hopping back on if we didn't break that down? For sure.
00:28:20.281 -->
00:28:24.049I think that would be good. So, cool. Well, you know what to do, y'all.
00:28:24.609 -->
00:28:29.137Like, comment, subscribe. Leave us a review. If it's a one-star, great.
00:28:29.711 -->
00:28:32.018That lets us know how we're doing. If it's a five-star, great.
00:28:32.018 -->
00:28:33.264That lets us know how we're doing.
00:28:33.676 -->
00:28:37.415So, we love you guys. As always, we're committed to helping,
00:28:37.937 -->
00:28:41.748you know, bring, be the lighthouse for the community. As of right now,
00:28:41.748 -->
00:28:46.183there are a lot of agents who are not winning, but there are some agents who are.
00:28:46.834 -->
00:28:51.988And it's our job, the winners, to give back and contribute as much as possible
00:28:51.988 -->
00:28:55.199because we understand of the law of reciprocity.
00:28:55.495 -->
00:28:59.852The more we give, the more we support others, the more that we can be blessed with.
00:29:00.218 -->
00:29:03.278And we want to continue to serve the community at the highest level.
00:29:03.278 -->
