This is Ascential Audio.
00:00:11.101 --> 00:00:12.644
Hey guys, welcome back.
00:00:12.644 --> 00:00:17.722
Welcome back to Artificially Intelligent brought to you by Money 2020.
00:00:17.722 --> 00:00:20.367
I am one of your hosts, Maia Bittner.
00:00:21.289 --> 00:00:23.833
Hey, and I'm Sam Maule, the other co-host.
00:00:23.833 --> 00:00:26.388
Good to see you, maya, it looks beautiful.
00:00:26.388 --> 00:00:27.602
God, it looks beautiful.
00:00:27.943 --> 00:00:30.689
Beautiful spring day here in rural Washington state.
00:00:31.131 --> 00:00:32.033
How'd you like the eclipse?
00:00:33.700 --> 00:00:36.265
Well, yesterday was cloudy.
00:00:37.548 --> 00:00:46.911
Well, in Florida it was awesome and the eclipse event for us was fantastic because it was basically my wife, chase, after my kids going don't look at the sun, don't look at the sun.
00:00:47.892 --> 00:00:48.412
It was cool.
00:00:48.412 --> 00:00:49.215
I'm so jealous.
00:00:49.215 --> 00:00:50.482
I'm already looking at now.
00:00:50.482 --> 00:00:54.773
You know plans to go to Spain or Japan in 2030.
00:00:54.773 --> 00:00:56.587
I'm jealous that I missed it.
00:00:57.200 --> 00:01:00.731
Yeah, well, the next one in the US, I believe, is in 2044.
00:01:01.280 --> 00:01:02.704
And none of us are going to make it that long.
00:01:03.024 --> 00:01:05.010
I am going to make it that long.
00:01:05.010 --> 00:01:05.311
I'm good.
00:01:05.311 --> 00:01:07.076
I am going to make it that long.
00:01:07.076 --> 00:01:11.879
I'm going to freeze myself, I'm going to do cryogenics or something so I can be around, because Florida is going to get the whole blackout and I'm very excited about that.
00:01:12.221 --> 00:01:13.325
Oh well, commit yourself now.
00:01:13.325 --> 00:01:17.682
I mean, they say that people live longer if they have something to live for.
00:01:18.222 --> 00:01:27.540
Well, I'd like to hope it's more than that, but you know goals, goals, maya that.
00:01:27.540 --> 00:01:28.304
But you know goals, goals, maya, goals.
00:01:28.304 --> 00:01:29.730
Um, speaking of goals, one of my goals is to found my own company and my.
00:01:29.730 --> 00:01:31.237
I don't know if that's a goal I'm ever going to get.
00:01:31.237 --> 00:01:32.061
I'm going to be honest.
00:01:32.061 --> 00:01:37.548
However, I've got a ridiculous number of friends who have achieved that goal, and one of them is Amanda Orson.
00:01:37.548 --> 00:01:41.001
That was an incredible segue, everybody, and I want credit for that.
00:01:41.001 --> 00:01:44.888
I want, like a Weebly award or whatever you get for segues.
00:01:44.888 --> 00:01:45.891
I thought it was fantastic.
00:01:45.891 --> 00:01:47.254
Amanda, how are you doing?
00:01:47.599 --> 00:01:48.442
I'm doing great.
00:01:48.442 --> 00:01:50.088
Thank you so much for having me here.
00:01:50.540 --> 00:01:59.954
It's great to see you again and to talk to you again and for our listeners, I want to dive literally right into this because I find this topic fascinating.
00:01:59.954 --> 00:02:03.825
Can you tell us the name of the company you founded and what you're focused on?
00:02:03.825 --> 00:02:04.906
Can you tell us the name of the company you?
00:02:04.966 --> 00:02:05.748
founded and what you're focused on.
00:02:05.748 --> 00:02:07.290
So we recently founded Galleon.
00:02:07.290 --> 00:02:09.854
Galleon is an unlisted real estate marketplace.
00:02:09.854 --> 00:02:23.780
We are focused on off-market listings for the moment, but the key actually is just to accrue a bunch of disaggregated inventory that we all kind of know exists so that we can capture the attention of people before they sign on the dotted line with a real estate agent.
00:02:23.780 --> 00:02:34.366
We're developing in background something akin to a turbo tax for real estate, basically a way for you to perform an agentless transaction turbo tax for real estate.
00:02:34.788 --> 00:02:37.473
That's a actual line I think most people can get.
00:02:37.473 --> 00:02:43.733
I I joke around with maya constantly about this, but, um, I love history, it's a hobby.
00:02:43.733 --> 00:02:44.614
I can't help myself.
00:02:44.614 --> 00:02:49.304
So, maya, I googled when did the multiple listing service come from?
00:02:49.304 --> 00:02:50.927
How far back does it date?
00:02:50.927 --> 00:02:53.212
You want to take a guess, amanda?
00:02:53.212 --> 00:02:54.461
You're not allowed to answer this, maya.
00:02:54.461 --> 00:02:55.022
What do you think?
00:02:56.044 --> 00:02:57.026
okay, I want to guess.
00:02:57.026 --> 00:03:04.686
I want to guess either 1800s or like 1986.
00:03:04.686 --> 00:03:05.789
I'm feeling the number eight.
00:03:06.300 --> 00:03:06.561
Damn it.
00:03:06.561 --> 00:03:08.466
Whatever education you got is incredible.
00:03:08.466 --> 00:03:11.742
Yeah, Late 1800s is what they say Real estate brokers.
00:03:11.742 --> 00:03:14.691
This is actually from the National Association of Realtors.
00:03:14.691 --> 00:03:26.491
It said in the late 1800s, real estate brokers regularly gathered at the office of their local association to share information about properties they were trying to sell and agree to compensate other brokers who helped sell those properties.
00:03:26.491 --> 00:03:28.794
Thus the MLS was born.
00:03:28.794 --> 00:03:31.924
I cannot believe you got that right.
00:03:32.003 --> 00:03:33.567
It's kind of a cabal right.
00:03:33.567 --> 00:03:35.812
I mean, it even sounds like it from your description.
00:03:36.740 --> 00:03:38.042
A cabal, Amanda?
00:03:38.042 --> 00:03:40.183
Is it a cabal Be honest?
00:03:41.847 --> 00:04:00.067
So I think that the way we have transacted real estate is unique because it's one of the few, it is the only example I can think of there being one pretty uniform way in which a major, in which anything equitable, actually is transacted.
00:04:00.067 --> 00:04:11.253
Like, if you decide that today you want to go sell your car, you can take it to a dealership, you can list it on Craigslist, you can list it on Facebook Marketplace, you can private sell it, you can sell it to Carvana.
00:04:11.253 --> 00:04:23.357
But really, if you want to transact real estate, I think prior to the iBuyer open door marketplace, it was pretty much only through a real estate agent and the MLS.
00:04:23.357 --> 00:04:23.839
That was it.
00:04:23.839 --> 00:04:26.262
So I don't know that it's a cabal.
00:04:26.262 --> 00:04:31.314
I do think that it has been centrally gatekept for a very long time.
00:04:33.480 --> 00:04:37.408
Well, I like that concept of centrally gatekept the gatekeepers behind it.
00:04:37.408 --> 00:04:42.490
It has gotten interesting and I think Maya and I we've talked about this on a different podcast.
00:04:42.490 --> 00:04:51.461
We talked about the real estate space with the introduction of Zillow and Redfin and Take your Pick right To where we're all.
00:04:51.461 --> 00:05:06.035
When you can't sleep at night, you basically go on Zillow and look at homes you can't afford and dream a little bit, but that just feels like it did give something of a drop kick from a technology standpoint into this market from a technology standpoint into this market.
00:05:06.055 --> 00:05:18.701
I think Zillow, trulia, both of those were really important early aggregators back in the early 2000s by basically aggregating a bunch of stuff that had been disaggregated against the MLSs A lot of.
00:05:18.701 --> 00:05:20.889
Actually, it's important to note there's not one.
00:05:20.889 --> 00:05:22.447
I think that's a popular misconception.
00:05:22.447 --> 00:05:28.004
There are 600 something MLSs in the United States and there had previously been 800.
00:05:28.004 --> 00:05:31.646
So since this is a fintech podcast, I can actually talk about this.
00:05:31.807 --> 00:05:36.185
Most people wouldn't get the analogy but it's actually very close to community banking.
00:05:36.185 --> 00:05:44.309
You know how there used to be a lot of local community banks, right Like 5,000 FDIC insured community banks or something around the country and they're consolidating and sort of coming in.
00:05:44.309 --> 00:06:11.112
The MLSs have experienced something similar and I think that it will continue to sort of have this consolidation in the near future and I think for the first time, dependent upon how this newest antitrust DOJ inspection thing goes that's happening at the moment, if the NAR doesn't continue to sort of be that central gatekeeper to the MLS systems, I think that you might see that for the first time a national database aggregator on the outside.
00:06:12.040 --> 00:06:14.026
Yeah, I actually learned that researching for the show.
00:06:14.026 --> 00:06:16.322
I didn't know that either, but I mean there's.
00:06:16.322 --> 00:06:24.086
The largest MLS in the US is the California Regional Multiple Listing Service and it has over 110,000 real estate professionals on it.
00:06:24.086 --> 00:06:25.990
I didn't realize it was broken down that way.
00:06:25.990 --> 00:06:31.545
I also didn't realize there are MLSs in other countries, which shows you my ignorance.
00:06:32.047 --> 00:06:40.062
Yeah, there are MLSs in other countries, but I believe that the United States has more MLSs than all of the other countries combined, and I think by a multiple.
00:06:41.004 --> 00:06:59.632
So, Sam, I don't think you know this I actually once worked for a startup it was called National BLS and it was called BLS because they called themselves the Buyer Listing Service, and it's kind of getting at a piece of what Amanda is building.
00:06:59.632 --> 00:07:02.800
And so they really focused on the home buyer.
00:07:02.800 --> 00:07:16.870
They said the desire to buy a home was a lot stronger than the desire to sell a home, which I think is what Amanda's saying, Like she's saying, hey, there's a lot of people that would sell their home, but it's too much of a pain in the ass and so we have to make that process easier to get more listings.
00:07:16.870 --> 00:07:22.653
And what the buyer listing service did is it let you advertise yourself as a buyer.
00:07:22.653 --> 00:07:35.067
You could say, hey, I'm looking for a house with three to four bedrooms, at least two bathrooms, in one of these neighborhoods, and then you could sort of market your qualifications, which is mostly around financing, right.
00:07:35.067 --> 00:07:44.389
So you could say, like I'm pre-approved for up to $750,000, or I have a down payment of this amount saved up, I have this credit score, things like that.
00:07:46.540 --> 00:07:55.269
And so from the seller's perspective, they could just go on a website and sort of peruse the buyers and say I want to offer my house to this person.
00:07:55.269 --> 00:08:00.846
I don't want to offer my house to a buyer who's going to like maybe back out or not be able to get a loan.
00:08:00.846 --> 00:08:15.653
I want to make this as easy as possible, and it appealed to sellers who also they might want, you know, they want their home to go to a young family, or there's an emotional component to selling your house too that they were able to get at.
00:08:15.653 --> 00:08:16.916
So that's I kind of have.
00:08:16.916 --> 00:08:26.896
It's funny to hear Amanda talk about her startup, because I have some experience that echoes some pieces of that from, oh like circa 2007.
00:08:27.581 --> 00:08:28.201
And what happened?
00:08:28.201 --> 00:08:29.124
Gotta ask.
00:08:29.766 --> 00:08:33.433
Well, 2007 was not a great time for real estate-based startups.
00:08:33.539 --> 00:08:35.548
first of all, Every listener just went.
00:08:35.548 --> 00:08:38.400
That was the dumbest question I think I've ever heard in my life.
00:08:39.062 --> 00:08:45.770
So not a great time for real estate, frankly, not a great time for startups in general.
00:08:45.770 --> 00:08:53.229
You know it was a bad time for the economy in the United States worldwide financial crisis.
00:08:53.229 --> 00:08:58.283
Startups fared better than a lot of industries, but weren't immune.
00:08:58.283 --> 00:09:02.748
So National BLS is no longer, I think.
00:09:02.748 --> 00:09:10.465
The CEO and founder went on to start a pretty big co-working space in San Francisco, though, so he's doing OK.
00:09:10.465 --> 00:09:15.932
I was their social media intern, which I don't even think is a job anymore.
00:09:17.841 --> 00:09:20.630
So, Amanda, when did you get this idea?
00:09:20.630 --> 00:09:23.129
Was it during COVID or does it predate COVID?
00:09:23.941 --> 00:09:30.754
No, actually this idea was from July, the 9th of last year, but it goes back a lot farther than that Do you?
00:09:30.754 --> 00:09:31.735
Have a specific date.
00:09:31.735 --> 00:09:33.500
Absolutely.
00:09:33.500 --> 00:09:34.663
What happened on that day?
00:09:34.663 --> 00:09:35.346
Yeah, tell us.
00:09:35.346 --> 00:09:36.142
I know I'm dying.
00:09:36.162 --> 00:09:37.508
What happened on July 9th?
00:09:38.260 --> 00:09:53.115
I was having coffee on a Sunday morning and, to take it one step further, as a point of introduction to the crowd, I used to be the country manager for the United States for a company called Curve, which is a fintech based out of the UK.
00:09:53.115 --> 00:09:55.100
That's how I know Sam.
00:09:55.100 --> 00:10:11.952
So we had enjoyed a very nice rosy, frothy valuation during 2021 during the bull market, and we're not going to continue to enjoy that, like a lot of other startups, and we ended up laying off a bunch of the US staff, which, it happens.
00:10:11.952 --> 00:10:16.778
It's a startup where the expansion market it was the right decision for the business and I stepped down as CEO.
00:10:16.778 --> 00:10:21.977
So we actually went through a very how do I say?
00:10:21.977 --> 00:10:38.245
Methodical iteration of four to six ideas, three of which we went deeply down to figure out what we might do together in the future, and this was an idea that I actually came up with in a vacuum over coffee on a Sunday morning.
00:10:39.490 --> 00:10:58.384
The actual genesis of the idea is that long before this, back in 2015, I'd used a feature that I figured out pretty quickly was defunct on Zillow, called Make Me Move, when we had sold a previous company and I didn't need to move, but I wanted to just kind of feel the market out.
00:10:58.384 --> 00:11:10.217
What I was receiving at the time was a whole bunch of inquiries to a property that I owned in Lancaster, pennsylvania Not the only one, but that one happened to get a lot of them and I was like you know what I'm sick and tired of these stupid mailers.
00:11:10.217 --> 00:11:12.384
I'm sick and tired of getting these cold texts.
00:11:12.384 --> 00:11:13.788
Let me just put this up.
00:11:13.788 --> 00:11:22.880
And when I found out that that feature had been deprecated, it started sort of an inquiry and I fell down deeply down the rabbit hole into why that had actually been deprecated.
00:11:23.402 --> 00:11:40.255
And what I figured out pretty quickly is that the take rate for that particular product was very low, in part because it was in competition with all of its normal MLS aggregation listings, but also it ended up just being sort of a lead gen for real estate agents, which was a poor user experience.
00:11:40.255 --> 00:11:46.982
So I was like, well, what if we extracted that and made that the first sort of genesis for a company built around that concept?
00:11:46.982 --> 00:12:11.222
So the idea for Galleon basically we went through a very thorough customer research iterative cycle, the same way that we had done to invalidate a whole bunch of other B2B fintech mostly ideas that we had gone through the prior four to six weeks or whatever it was, and when we actually dug into this one, we kept finding signal and I was like, ok, this is definitely what we need to be working on.
00:12:11.934 --> 00:12:14.883
Maya, you got excited when she talked about that feature.
00:12:14.883 --> 00:12:17.298
It wasn't one I was aware of, so you were familiar with that.
00:12:18.822 --> 00:12:19.364
So yeah, that's.
00:12:19.364 --> 00:12:21.376
I mean I know Zillow's Make Me Move.
00:12:21.376 --> 00:12:26.056
It sounds really similar and so I'm so glad you brought it up and that you had dug into it.
00:12:26.056 --> 00:12:35.730
And I do think you know, I think often people can take a lazy approach and say like, oh, zillow tried this, or like some big incumbent tried it and they deprecated it.
00:12:35.730 --> 00:12:37.341
There must not be any there there.
00:12:37.794 --> 00:12:43.486
But I think when you are as big of a company as Zillow is, things don't get the.
00:12:43.486 --> 00:12:50.727
They don't get the attention that they deserve and maybe not the framing and positioning that a product needs to be successful.
00:12:50.727 --> 00:12:59.446
I'm thinking I mean I'm thinking about all the different angles of this Like there's no fees on Galleon for the right.
00:12:59.446 --> 00:13:01.657
So yeah, I mean Amanda's nodding now.
00:13:01.657 --> 00:13:19.621
So no fees is huge and I think that, um, you can afford a bigger house if the seller's not paying that 6% commission, potentially right, you can afford a more expensive house because the real estate agents aren't taking a cut of it and that's going to be really compelling to a lot of people.
00:13:19.621 --> 00:13:25.283
I don't think that Zillow was ever really able to market their make my move feature in that same way.
00:13:26.586 --> 00:13:34.006
No, actually, if you read early interviews from its founder CEO, rich Martin I believe I have that name right.
00:13:34.006 --> 00:13:43.404
If I don't, please forgive me, but if you read the early interviews, a lot of the genesis for what Zillow began as came from his experience at Expedia.
00:13:43.404 --> 00:13:52.174
And the first nugget of it was well, what if we went sort of direct, and wouldn't that be a better way to transact real estate?
00:13:52.174 --> 00:14:05.404
And what he learned pretty quickly is that real estate is much more nuanced and the middlemen, as it were, weren't actually somebody that you could cut out or should cut out because it's such a complicated transaction.
00:14:05.404 --> 00:14:09.765
So they fell very quickly into how do I say it?
00:14:09.765 --> 00:14:13.561
You know, water seeks the path of least resistance.
00:14:13.561 --> 00:14:20.807
Businesses seek the path of the easiest large money, and the easiest large money is selling ads to real estate agents.
00:14:20.807 --> 00:14:25.027
So in, I think, the last year there's like 1.5 million realtors.
00:14:25.027 --> 00:14:29.778
According to the NAR statistics there's 106,000 brokerages.
00:14:29.778 --> 00:14:34.447
That's a very healthy TAM to sell leads and advertising into.
00:14:34.447 --> 00:14:36.717
And I think that they recognize that pretty early on.
00:14:36.717 --> 00:14:46.572
So it doesn't surprise me that Make Me Move never really had an opportunity to be a fully fleshed out like in a big corporation.
00:14:46.572 --> 00:14:47.433
I can't imagine.
00:14:47.433 --> 00:14:52.400
I've never worked in one quite of the size that Zillow is, but I've worked in one that's four or 500 people Really hard.
00:14:52.400 --> 00:14:57.461
It's really hard for little features to sort of get their time in the sun and to get some prioritization.
00:14:57.894 --> 00:15:01.864
It makes a lot of sense to me that it was deprecated, but the timing of it was really interesting.
00:15:01.864 --> 00:15:16.260
They deprecated it in 2018, I believe, right around the time they were launching their iBuy arrival, that open door iBuy arrival, that Open Door iBuy arrival, which I think they also have shuttered.
00:15:16.260 --> 00:15:16.962
I know they also have shuttered.
00:15:16.962 --> 00:15:17.947
They're now actually partnered with Open Door.
00:15:17.947 --> 00:15:23.201
When that happened, they also, I believe around the same timeframe, joined the NAR.
00:15:23.883 --> 00:15:56.885
And when they joined the NAR, they moved all of their other listings, that's, all the pre-listings, the foreclosures, all that stuff all behind one degree of friction, which is the crux of what happened to Rex, which was a low-cost brokerage in California who had a CEO named Jack Ryan, who's been very outspoken In fact, he just had an op-ed in the Wall Street Journal on Sunday about the National Association of Realtors and sort of this consolidation, this centralization, holding back homeowners from being able to transact or to transact more freely, basically.
00:15:56.885 --> 00:16:04.767
But it did absolutely take out Rex, and it was the crux of a lawsuit, rex v Zillow, that they actually lost on, I believe.
00:16:04.767 --> 00:16:06.261
Appeal back in September, october.
00:16:06.294 --> 00:16:07.340
Well, it does beg the question.
00:16:07.340 --> 00:16:09.663
So tell us about your business model.
00:16:09.663 --> 00:16:11.817
Is it going to be harder than Zillow's?
00:16:11.817 --> 00:16:24.027
And I'm also curious if you are making an enemy out of all of these agents and if they're going to be fighting against you at every corner and as your company grows.
00:16:25.076 --> 00:16:32.241
So I want to be very clear, and I've said this multiple times on social I don't think there is a future where there are not real estate agents.
00:16:32.241 --> 00:16:43.863
I think that they are absolutely necessary, particularly in the case of people that have out of location moves, people who have a special circumstance.
00:16:43.863 --> 00:16:54.596
Everyone will have to have, I think, a reason like a thing that they're marketing to be good at in the future, but I just don't think that it's the only way and that's the key.
00:16:54.596 --> 00:17:18.354
I think that for people that are experienced homebuyers and sellers meaning people that have bought a couple of homes, they're in the military, like Sam, for example you PCS a couple of times, you've figured this out, like you pretty much know what you're doing that's the kind of consumer that doesn't necessarily need to engage a real estate professional to and certainly not at the post-tax cost of you know, 3%, right Depending on the site.
00:17:18.680 --> 00:17:22.290
Well, and this is following a ton of other industries have made this transition right.
00:17:22.290 --> 00:17:24.288
Travel agents is a classic one.
00:17:24.288 --> 00:17:26.488
You used to have to book all travel with travel agents.
00:17:26.488 --> 00:17:32.744
Now it's like, look, if you know what you want cheaper, better, faster, to go direct buy your flights from the airline or Google Flights.
00:17:32.744 --> 00:17:37.413
But travel agents still exist in kind of a more high-end premium way.
00:17:37.413 --> 00:17:49.730
You pay more, but if you have special concerns and they bring like an extra touch and extra customization to that service, I love that you flagged that Zillow was founded by Rich Barton.
00:17:49.790 --> 00:17:50.573
You did get that right.
00:17:50.573 --> 00:17:57.153
I was doing some Googling and some proofing on that while at Microsoft when it came up with this idea.
00:17:57.153 --> 00:17:59.867
So, one man, you learn something new every day.
00:17:59.867 --> 00:18:03.550
So back to your point, maya, about travel industry being disrupted.
00:18:03.550 --> 00:18:07.507
And the other thing that made me smile, amanda, is when you're talking about a feature being shut down.
00:18:07.507 --> 00:18:09.826
Prior to Move, I was at Google.
00:18:09.826 --> 00:18:12.606
Everybody you want to talk about shutting some things down.
00:18:12.606 --> 00:18:22.247
There is no one better in this world than Google at killing a product, and it's a great place to go and get ideas for products.
00:18:22.247 --> 00:18:31.102
By the way, I should say Just saying everybody, if you're looking for an idea, go out and look at some of these things that were shut down and try to figure out why.
00:18:31.282 --> 00:18:33.146
Well, amanda, I want to ask.
00:18:33.146 --> 00:18:41.483
I mean, you're talking about the company and it really sounds like a lot of the same philosophies I hear with crypto.
00:18:41.483 --> 00:18:48.688
Right, it's disintermediating things, it's helping connect people more directly, it's more efficient because middlemen aren't taking a cut.
00:18:48.688 --> 00:18:55.053
I'm curious if you have any plans to incorporate crypto into Galleon, or are you still undecided?
00:18:55.053 --> 00:18:55.992
I'd love to learn more about that.
00:18:56.554 --> 00:19:02.577
So I philosophically like one, for, to begin with, I actually own a bunch of crypto.
00:19:02.577 --> 00:19:22.980
I'm an early adopter and I firmly believe in decentralization as a concept, but as it applies to Galleon in the immediate term, what I would say is that we know, just like in crypto, that centralization is not the future of anything, of anything, of any industry, of any policy.
00:19:22.980 --> 00:19:43.896
It's not going to come back to centralization of doing things, a central way of transacting, literally with the same method since 1913, and the same, I believe, commission rate since 1940.
00:19:43.896 --> 00:19:52.768
Now that's about to change in July, which we've not talked about, but all of that stuff would be recognizable.
00:19:52.768 --> 00:20:04.527
The way that we transact real estate right now would be absolutely recognizable to my great grandparents, which I can't say for securities, I can't say for cars, I can't say for anything, but it is the same way that we've been doing transactions for real estate for almost 100 years, more than 100 years.
00:20:04.527 --> 00:20:17.433
So, with respect to crypto in the future, I am very keenly interested in any mortgage lending partners that have other ways of underwriting, and there are very few of them.
00:20:17.433 --> 00:20:25.563
I will say that actually happened to me as a human being buying this farm that I'm sitting at right now, back in 2021 or 2022.
00:20:26.986 --> 00:20:37.854
Getting underwriting done for a person that has a significant chunk of their personal net worth in crypto is not possible, and that's something that will be solved for in the future.
00:20:38.380 --> 00:20:45.648
I'm aware of one company that is doing it, but I'm certainly interested in talking to other lending partners that are in that category or trying to tackle that problem.
00:20:45.648 --> 00:20:49.247
I think the most practical application, though, will come down to blockchain.
00:20:49.247 --> 00:21:06.369
It is not a solved problem yet, and it is not one that Galleon it's not core to our mission to solve, at least not for the time being, but I do think that blockchain technology is a logical place for Tidal to go to, and Tidal is a whole other ball of wax.
00:21:06.369 --> 00:21:09.269
It's a lot of talk about fragmentation.
00:21:09.269 --> 00:21:12.308
It's every state's municipality.
00:21:12.308 --> 00:21:14.046
It's very fragmented.
00:21:14.046 --> 00:21:34.846
There are still places in the country that have not yet digitalized their title, so it's going to take a long time, but I do think that that's the most obvious place for blockchain to go I might have funny enough through some other work that I'm doing, um, learning about title processing and the money flow that goes behind it.
00:21:36.269 --> 00:21:49.981
Yeah, if you really want to laugh, the volume of checks and I'm talking checks, checks, physical checks that flow around, that is staggering, absolutely staggering.
00:21:49.981 --> 00:21:55.583
And, amanda, you're going to get a special prize I don't know what, yet Some kind of sticker I'm going to send you.
00:21:55.583 --> 00:22:07.054
She just gave us an idea for a great future show about the impact of crypto when it does come to underwriting, when it comes to taxes, when it comes to analyzing personal wealth.
00:22:07.054 --> 00:22:08.558
It's hilarious.
00:22:08.558 --> 00:22:09.361
I hadn't thought of that.
00:22:09.361 --> 00:22:10.964
That's a great future show.
00:22:11.445 --> 00:22:12.188
It's a big problem.
00:22:12.188 --> 00:22:13.130
It's a big problem.
00:22:13.130 --> 00:22:20.265
I would say it's a particularly big problem because there are lots of people who are walking around like circa 2021 the last time we had an all time high.
00:22:20.265 --> 00:22:34.194
Lots of you know guys that were, say, under 35, that could buy any home that couldn't actually be underwritten for any home because the vast majority of their net worth was tied up in crypto.
00:22:34.194 --> 00:22:40.540
So the only way they were going to get in is by liquidating the underlying asset that was providing that net worth, and they weren't going to do that.
00:22:40.540 --> 00:22:43.208
So it is a real problem and I do think that it's a niche.
00:22:43.208 --> 00:22:51.320
It's one that I think we're not near maturity yet, but if we have Bitcoin ETFs now, I think that we should be entertaining.
00:22:51.320 --> 00:22:55.548
How do we more intelligently underwrite, at least for the blue chip crypto in the future?
00:22:56.890 --> 00:22:58.573
You just hit on the sweet spot of this podcast.
00:22:58.573 --> 00:23:01.923
That's why I call it artificially intelligent, because it's what is?
00:23:01.923 --> 00:23:04.550
These things we don't know a lot about, but it can go really deep.
00:23:04.550 --> 00:23:07.244
You know that are narrow and deep and fascinating.
00:23:07.244 --> 00:23:11.381
And again dealing with the MLS and what's out there.
00:23:11.381 --> 00:23:16.227
And on this end it's fascinating what's next for you?
00:23:16.227 --> 00:23:18.328
I mean, obviously you're growing the company out.
00:23:18.328 --> 00:23:20.551
You're coming up on what a year now.
00:23:20.551 --> 00:23:23.335
So what's what's next for the company?
00:23:23.335 --> 00:23:23.935
Where are you headed?
00:23:30.259 --> 00:23:30.721
We're not a year in yet.
00:23:30.740 --> 00:23:32.625
It feels sometimes like it's been 10 years, but no, we're not even a year in yet.
00:23:32.625 --> 00:23:33.365
Every starter, yeah, Every founder.
00:23:33.365 --> 00:23:33.727
How's it been?
00:23:33.727 --> 00:23:36.573
Oh my God, this decade has been oh wait a minute six months.
00:23:43.740 --> 00:23:44.984
The decade, over the last six months.
00:23:44.984 --> 00:23:48.195
So we're actually we're I would say, a week or two away away from making a significant announcement.
00:23:48.195 --> 00:23:50.402
I will say next week we're going to ship a site redesign live.
00:23:50.402 --> 00:23:51.604
So that should be live.
00:23:51.604 --> 00:23:54.190
And then what's next?
00:23:54.190 --> 00:23:54.570
From there?
00:23:54.570 --> 00:23:58.469
We have the team that we're going to have in place for now in place.
00:23:58.469 --> 00:24:05.950
That's the most exciting thing is that we actually sort of like put the wheels on the car, put the car together and now we're ready to go off to the racetrack.
00:24:05.950 --> 00:24:08.989
Uh, I would say, watch this space.
00:24:10.381 --> 00:24:10.621
I was just.
00:24:10.621 --> 00:24:21.270
I mean, uh, I think by the time this episode goes live, it sounds like that'll happen, so there'll be a fancy new website for our listeners to go check out.
00:24:22.803 --> 00:24:23.767
Yeah, perfect timing.
00:24:23.767 --> 00:24:26.950
So with that, amanda, where's the best place?
00:24:26.950 --> 00:24:29.345
What's the best place for the listeners to learn?
00:24:29.345 --> 00:24:34.405
See the new website and dive into a market disruptor.
00:24:34.405 --> 00:24:35.048
Where should they go?
00:24:36.540 --> 00:24:39.809
It's galleonio G-A-L-L-E-O-Nio.
00:24:39.809 --> 00:24:49.190
I would say that right now, the thing that would be most interesting and is the product we've already shipped is our two minutes to list marketplace.
00:24:49.190 --> 00:24:57.006
Basically, if you have a house and you have a price in mind and one photograph of it, sign up takes two minutes to list.
00:24:57.006 --> 00:25:00.348
There's no commitment and, most importantly, there is no days on market.
00:25:00.348 --> 00:25:04.426
So, since this is a financial audience, days on market is really important.
00:25:04.426 --> 00:25:06.567
It's a feature and not a bug of the existing MLS.
00:25:06.567 --> 00:25:15.929
You can think of the existing MLS system as a place for motivated sellers, but anybody who sold a house or two knows that days on market compresses your price.
00:25:15.929 --> 00:25:35.209
So we are the place for persuadable sellers and motivated buyers who want to find an off-market deal or maybe a property in an area that they're otherwise closed out of because there's not enough inventory.
00:25:35.209 --> 00:25:39.213
That's why you can take two minutes, list your house and you do not have any obligation to keep it up.
00:25:39.233 --> 00:25:40.015
You can take it down at any time.
00:25:40.015 --> 00:25:41.596
All we need is a price, a photo and you're good to go.
00:25:41.596 --> 00:25:42.238
That's how you sell everybody.
00:25:42.238 --> 00:25:42.817
Let me just help you out.
00:25:42.817 --> 00:25:45.704
If you can talk to a concept in under 20 seconds and you just get it, nod your head.
00:25:46.326 --> 00:25:47.087
You have a winner.
00:25:47.188 --> 00:25:49.333
I don't know how many startups I've got to give this speech to.
00:25:49.333 --> 00:25:51.086
It gets exhausting.
00:25:51.086 --> 00:25:53.468
Thank God, with Amanda, industry better.
00:25:53.468 --> 00:25:54.388
We don't have to do that.
00:25:54.388 --> 00:25:57.292
Folks, that's going to do it for this week's podcast.
00:25:57.292 --> 00:26:00.040
Please reach out to me if you've got ideas for shows, Amanda.
00:26:00.040 --> 00:26:06.094

00:26:06.094 --> 00:26:09.827

Always come hang out with me on Twitter.
00:26:14.163 --> 00:26:15.906
I'm at Maya B.
00:26:15.906 --> 00:26:21.709
I would love to hear how much you would sell your house for if you didn't have to go through the rigmarole.
00:26:23.320 --> 00:26:24.384
Thanks for listening, everybody.
00:26:24.384 --> 00:26:25.048
We'll see you next week.
00:00:03.448 --> 00:00:04.913
This is Ascential Audio.
00:00:11.101 --> 00:00:12.644
Hey guys, welcome back.
00:00:12.644 --> 00:00:17.722
Welcome back to Artificially Intelligent brought to you by Money 2020.
00:00:17.722 --> 00:00:20.367
I am one of your hosts, Maia Bittner.
00:00:21.289 --> 00:00:23.833
Hey, and I'm Sam Maule, the other co-host.
00:00:23.833 --> 00:00:26.388
Good to see you, maya, it looks beautiful.
00:00:26.388 --> 00:00:27.602
God, it looks beautiful.
00:00:27.943 --> 00:00:30.689
Beautiful spring day here in rural Washington state.
00:00:31.131 --> 00:00:32.033
How'd you like the eclipse?
00:00:33.700 --> 00:00:36.265
Well, yesterday was cloudy.
00:00:37.548 --> 00:00:46.911
Well, in Florida it was awesome and the eclipse event for us was fantastic because it was basically my wife, chase, after my kids going don't look at the sun, don't look at the sun.
00:00:47.892 --> 00:00:48.412
It was cool.
00:00:48.412 --> 00:00:49.215
I'm so jealous.
00:00:49.215 --> 00:00:50.482
I'm already looking at now.
00:00:50.482 --> 00:00:54.773
You know plans to go to Spain or Japan in 2030.
00:00:54.773 --> 00:00:56.587
I'm jealous that I missed it.
00:00:57.200 --> 00:01:00.731
Yeah, well, the next one in the US, I believe, is in 2044.
00:01:01.280 --> 00:01:02.704
And none of us are going to make it that long.
00:01:03.024 --> 00:01:05.010
I am going to make it that long.
00:01:05.010 --> 00:01:05.311
I'm good.
00:01:05.311 --> 00:01:07.076
I am going to make it that long.
00:01:07.076 --> 00:01:11.879
I'm going to freeze myself, I'm going to do cryogenics or something so I can be around, because Florida is going to get the whole blackout and I'm very excited about that.
00:01:12.221 --> 00:01:13.325
Oh well, commit yourself now.
00:01:13.325 --> 00:01:17.682
I mean, they say that people live longer if they have something to live for.
00:01:18.222 --> 00:01:27.540
Well, I'd like to hope it's more than that, but you know goals, goals, maya that.
00:01:27.540 --> 00:01:28.304
But you know goals, goals, maya, goals.
00:01:28.304 --> 00:01:29.730
Um, speaking of goals, one of my goals is to found my own company and my.
00:01:29.730 --> 00:01:31.237
I don't know if that's a goal I'm ever going to get.
00:01:31.237 --> 00:01:32.061
I'm going to be honest.
00:01:32.061 --> 00:01:37.548
However, I've got a ridiculous number of friends who have achieved that goal, and one of them is Amanda Orson.
00:01:37.548 --> 00:01:41.001
That was an incredible segue, everybody, and I want credit for that.
00:01:41.001 --> 00:01:44.888
I want, like a Weebly award or whatever you get for segues.
00:01:44.888 --> 00:01:45.891
I thought it was fantastic.
00:01:45.891 --> 00:01:47.254
Amanda, how are you doing?
00:01:47.599 --> 00:01:48.442
I'm doing great.
00:01:48.442 --> 00:01:50.088
Thank you so much for having me here.
00:01:50.540 --> 00:01:59.954
It's great to see you again and to talk to you again and for our listeners, I want to dive literally right into this because I find this topic fascinating.
00:01:59.954 --> 00:02:03.825
Can you tell us the name of the company you founded and what you're focused on?
00:02:03.825 --> 00:02:04.906
Can you tell us the name of the company you?
00:02:04.966 --> 00:02:05.748
founded and what you're focused on.
00:02:05.748 --> 00:02:07.290
So we recently founded Galleon.
00:02:07.290 --> 00:02:09.854
Galleon is an unlisted real estate marketplace.
00:02:09.854 --> 00:02:23.780
We are focused on off-market listings for the moment, but the key actually is just to accrue a bunch of disaggregated inventory that we all kind of know exists so that we can capture the attention of people before they sign on the dotted line with a real estate agent.
00:02:23.780 --> 00:02:34.366
We're developing in background something akin to a turbo tax for real estate, basically a way for you to perform an agentless transaction turbo tax for real estate.
00:02:34.788 --> 00:02:37.473
That's a actual line I think most people can get.
00:02:37.473 --> 00:02:43.733
I I joke around with maya constantly about this, but, um, I love history, it's a hobby.
00:02:43.733 --> 00:02:44.614
I can't help myself.
00:02:44.614 --> 00:02:49.304
So, maya, I googled when did the multiple listing service come from?
00:02:49.304 --> 00:02:50.927
How far back does it date?
00:02:50.927 --> 00:02:53.212
You want to take a guess, amanda?
00:02:53.212 --> 00:02:54.461
You're not allowed to answer this, maya.
00:02:54.461 --> 00:02:55.022
What do you think?
00:02:56.044 --> 00:02:57.026
okay, I want to guess.
00:02:57.026 --> 00:03:04.686
I want to guess either 1800s or like 1986.
00:03:04.686 --> 00:03:05.789
I'm feeling the number eight.
00:03:06.300 --> 00:03:06.561
Damn it.
00:03:06.561 --> 00:03:08.466
Whatever education you got is incredible.
00:03:08.466 --> 00:03:11.742
Yeah, Late 1800s is what they say Real estate brokers.
00:03:11.742 --> 00:03:14.691
This is actually from the National Association of Realtors.
00:03:14.691 --> 00:03:26.491
It said in the late 1800s, real estate brokers regularly gathered at the office of their local association to share information about properties they were trying to sell and agree to compensate other brokers who helped sell those properties.
00:03:26.491 --> 00:03:28.794
Thus the MLS was born.
00:03:28.794 --> 00:03:31.924
I cannot believe you got that right.
00:03:32.003 --> 00:03:33.567
It's kind of a cabal right.
00:03:33.567 --> 00:03:35.812
I mean, it even sounds like it from your description.
00:03:36.740 --> 00:03:38.042
A cabal, Amanda?
00:03:38.042 --> 00:03:40.183
Is it a cabal Be honest?
00:03:41.847 --> 00:04:00.067
So I think that the way we have transacted real estate is unique because it's one of the few, it is the only example I can think of there being one pretty uniform way in which a major, in which anything equitable, actually is transacted.
00:04:00.067 --> 00:04:11.253
Like, if you decide that today you want to go sell your car, you can take it to a dealership, you can list it on Craigslist, you can list it on Facebook Marketplace, you can private sell it, you can sell it to Carvana.
00:04:11.253 --> 00:04:23.357
But really, if you want to transact real estate, I think prior to the iBuyer open door marketplace, it was pretty much only through a real estate agent and the MLS.
00:04:23.357 --> 00:04:23.839
That was it.
00:04:23.839 --> 00:04:26.262
So I don't know that it's a cabal.
00:04:26.262 --> 00:04:31.314
I do think that it has been centrally gatekept for a very long time.
00:04:33.480 --> 00:04:37.408
Well, I like that concept of centrally gatekept the gatekeepers behind it.
00:04:37.408 --> 00:04:42.490
It has gotten interesting and I think Maya and I we've talked about this on a different podcast.
00:04:42.490 --> 00:04:51.461
We talked about the real estate space with the introduction of Zillow and Redfin and Take your Pick right To where we're all.
00:04:51.461 --> 00:05:06.035
When you can't sleep at night, you basically go on Zillow and look at homes you can't afford and dream a little bit, but that just feels like it did give something of a drop kick from a technology standpoint into this market from a technology standpoint into this market.
00:05:06.055 --> 00:05:18.701
I think Zillow, trulia, both of those were really important early aggregators back in the early 2000s by basically aggregating a bunch of stuff that had been disaggregated against the MLSs A lot of.
00:05:18.701 --> 00:05:20.889
Actually, it's important to note there's not one.
00:05:20.889 --> 00:05:22.447
I think that's a popular misconception.
00:05:22.447 --> 00:05:28.004
There are 600 something MLSs in the United States and there had previously been 800.
00:05:28.004 --> 00:05:31.646
So since this is a fintech podcast, I can actually talk about this.
00:05:31.807 --> 00:05:36.185
Most people wouldn't get the analogy but it's actually very close to community banking.
00:05:36.185 --> 00:05:44.309
You know how there used to be a lot of local community banks, right Like 5,000 FDIC insured community banks or something around the country and they're consolidating and sort of coming in.
00:05:44.309 --> 00:06:11.112
00:06:12.040 --> 00:06:14.026
Yeah, I actually learned that researching for the show.
00:06:14.026 --> 00:06:16.322
I didn't know that either, but I mean there's.
00:06:16.322 --> 00:06:24.086
The largest MLS in the US is the California Regional Multiple Listing Service and it has over 110,000 real estate professionals on it.
00:06:24.086 --> 00:06:25.990
I didn't realize it was broken down that way.
00:06:25.990 --> 00:06:31.545
I also didn't realize there are MLSs in other countries, which shows you my ignorance.
00:06:32.047 --> 00:06:40.062
Yeah, there are MLSs in other countries, but I believe that the United States has more MLSs than all of the other countries combined, and I think by a multiple.
00:06:41.004 --> 00:06:59.632
So, Sam, I don't think you know this I actually once worked for a startup it was called National BLS and it was called BLS because they called themselves the Buyer Listing Service, and it's kind of getting at a piece of what Amanda is building.
00:06:59.632 --> 00:07:02.800
And so they really focused on the home buyer.
00:07:02.800 --> 00:07:16.870
They said the desire to buy a home was a lot stronger than the desire to sell a home, which I think is what Amanda's saying, Like she's saying, hey, there's a lot of people that would sell their home, but it's too much of a pain in the ass and so we have to make that process easier to get more listings.
00:07:16.870 --> 00:07:22.653
And what the buyer listing service did is it let you advertise yourself as a buyer.
00:07:22.653 --> 00:07:35.067
You could say, hey, I'm looking for a house with three to four bedrooms, at least two bathrooms, in one of these neighborhoods, and then you could sort of market your qualifications, which is mostly around financing, right.
00:07:35.067 --> 00:07:44.389
So you could say, like I'm pre-approved for up to $750,000, or I have a down payment of this amount saved up, I have this credit score, things like that.
00:07:46.540 --> 00:07:55.269
And so from the seller's perspective, they could just go on a website and sort of peruse the buyers and say I want to offer my house to this person.
00:07:55.269 --> 00:08:00.846
I don't want to offer my house to a buyer who's going to like maybe back out or not be able to get a loan.
00:08:00.846 --> 00:08:15.653
I want to make this as easy as possible, and it appealed to sellers who also they might want, you know, they want their home to go to a young family, or there's an emotional component to selling your house too that they were able to get at.
00:08:15.653 --> 00:08:16.916
So that's I kind of have.
00:08:16.916 --> 00:08:26.896
It's funny to hear Amanda talk about her startup, because I have some experience that echoes some pieces of that from, oh like circa 2007.
00:08:27.581 --> 00:08:28.201
And what happened?
00:08:28.201 --> 00:08:29.124
Gotta ask.
00:08:29.766 --> 00:08:33.433
Well, 2007 was not a great time for real estate-based startups.
00:08:33.539 --> 00:08:35.548
first of all, Every listener just went.
00:08:35.548 --> 00:08:38.400
That was the dumbest question I think I've ever heard in my life.
00:08:39.062 --> 00:08:45.770
So not a great time for real estate, frankly, not a great time for startups in general.
00:08:45.770 --> 00:08:53.229
You know it was a bad time for the economy in the United States worldwide financial crisis.
00:08:53.229 --> 00:08:58.283
Startups fared better than a lot of industries, but weren't immune.
00:08:58.283 --> 00:09:02.748
So National BLS is no longer, I think.
00:09:02.748 --> 00:09:10.465
The CEO and founder went on to start a pretty big co-working space in San Francisco, though, so he's doing OK.
00:09:10.465 --> 00:09:15.932
I was their social media intern, which I don't even think is a job anymore.
00:09:17.841 --> 00:09:20.630
So, Amanda, when did you get this idea?
00:09:20.630 --> 00:09:23.129
Was it during COVID or does it predate COVID?
00:09:23.941 --> 00:09:30.754
No, actually this idea was from July, the 9th of last year, but it goes back a lot farther than that Do you?
00:09:30.754 --> 00:09:31.735
Have a specific date.
00:09:31.735 --> 00:09:33.500
Absolutely.
00:09:33.500 --> 00:09:34.663
What happened on that day?
00:09:34.663 --> 00:09:35.346
Yeah, tell us.
00:09:35.346 --> 00:09:36.142
I know I'm dying.
00:09:36.162 --> 00:09:37.508
What happened on July 9th?
00:09:38.260 --> 00:09:53.115
I was having coffee on a Sunday morning and, to take it one step further, as a point of introduction to the crowd, I used to be the country manager for the United States for a company called Curve, which is a fintech based out of the UK.
00:09:53.115 --> 00:09:55.100
That's how I know Sam.
00:09:55.100 --> 00:10:11.952
So we had enjoyed a very nice rosy, frothy valuation during 2021 during the bull market, and we're not going to continue to enjoy that, like a lot of other startups, and we ended up laying off a bunch of the US staff, which, it happens.
00:10:11.952 --> 00:10:16.778
It's a startup where the expansion market it was the right decision for the business and I stepped down as CEO.
00:10:16.778 --> 00:10:21.977
So we actually went through a very how do I say?
00:10:21.977 --> 00:10:38.245
Methodical iteration of four to six ideas, three of which we went deeply down to figure out what we might do together in the future, and this was an idea that I actually came up with in a vacuum over coffee on a Sunday morning.
00:10:39.490 --> 00:10:58.384
The actual genesis of the idea is that long before this, back in 2015, I'd used a feature that I figured out pretty quickly was defunct on Zillow, called Make Me Move, when we had sold a previous company and I didn't need to move, but I wanted to just kind of feel the market out.
00:10:58.384 --> 00:11:10.217
What I was receiving at the time was a whole bunch of inquiries to a property that I owned in Lancaster, pennsylvania Not the only one, but that one happened to get a lot of them and I was like you know what I'm sick and tired of these stupid mailers.
00:11:10.217 --> 00:11:12.384
I'm sick and tired of getting these cold texts.
00:11:12.384 --> 00:11:13.788
Let me just put this up.
00:11:13.788 --> 00:11:22.880
And when I found out that that feature had been deprecated, it started sort of an inquiry and I fell down deeply down the rabbit hole into why that had actually been deprecated.
00:11:23.402 --> 00:11:40.255
And what I figured out pretty quickly is that the take rate for that particular product was very low, in part because it was in competition with all of its normal MLS aggregation listings, but also it ended up just being sort of a lead gen for real estate agents, which was a poor user experience.
00:11:40.255 --> 00:11:46.982
So I was like, well, what if we extracted that and made that the first sort of genesis for a company built around that concept?
00:11:46.982 --> 00:12:11.222
00:12:11.934 --> 00:12:14.883
Maya, you got excited when she talked about that feature.
00:12:14.883 --> 00:12:17.298
It wasn't one I was aware of, so you were familiar with that.
00:12:18.822 --> 00:12:19.364
So yeah, that's.
00:12:19.364 --> 00:12:21.376
I mean I know Zillow's Make Me Move.
00:12:21.376 --> 00:12:26.056
It sounds really similar and so I'm so glad you brought it up and that you had dug into it.
00:12:26.056 --> 00:12:35.730
And I do think you know, I think often people can take a lazy approach and say like, oh, zillow tried this, or like some big incumbent tried it and they deprecated it.
00:12:35.730 --> 00:12:37.341
There must not be any there there.
00:12:37.794 --> 00:12:43.486
But I think when you are as big of a company as Zillow is, things don't get the.
00:12:43.486 --> 00:12:50.727
They don't get the attention that they deserve and maybe not the framing and positioning that a product needs to be successful.
00:12:50.727 --> 00:12:59.446
I'm thinking I mean I'm thinking about all the different angles of this Like there's no fees on Galleon for the right.
00:12:59.446 --> 00:13:01.657
So yeah, I mean Amanda's nodding now.
00:13:01.657 --> 00:13:19.621
So no fees is huge and I think that, um, you can afford a bigger house if the seller's not paying that 6% commission, potentially right, you can afford a more expensive house because the real estate agents aren't taking a cut of it and that's going to be really compelling to a lot of people.
00:13:19.621 --> 00:13:25.283
I don't think that Zillow was ever really able to market their make my move feature in that same way.
00:13:26.586 --> 00:13:34.006
No, actually, if you read early interviews from its founder CEO, rich Martin I believe I have that name right.
00:13:34.006 --> 00:13:43.404
If I don't, please forgive me, but if you read the early interviews, a lot of the genesis for what Zillow began as came from his experience at Expedia.
00:13:43.404 --> 00:13:52.174
And the first nugget of it was well, what if we went sort of direct, and wouldn't that be a better way to transact real estate?
00:13:52.174 --> 00:14:05.404
And what he learned pretty quickly is that real estate is much more nuanced and the middlemen, as it were, weren't actually somebody that you could cut out or should cut out because it's such a complicated transaction.
00:14:05.404 --> 00:14:09.765
So they fell very quickly into how do I say it?
00:14:09.765 --> 00:14:13.561
You know, water seeks the path of least resistance.
00:14:13.561 --> 00:14:20.807
Businesses seek the path of the easiest large money, and the easiest large money is selling ads to real estate agents.
00:14:20.807 --> 00:14:25.027
So in, I think, the last year there's like 1.5 million realtors.
00:14:25.027 --> 00:14:29.778
According to the NAR statistics there's 106,000 brokerages.
00:14:29.778 --> 00:14:34.447
That's a very healthy TAM to sell leads and advertising into.
00:14:34.447 --> 00:14:36.717
And I think that they recognize that pretty early on.
00:14:36.717 --> 00:14:46.572
So it doesn't surprise me that Make Me Move never really had an opportunity to be a fully fleshed out like in a big corporation.
00:14:46.572 --> 00:14:47.433
I can't imagine.
00:14:47.433 --> 00:14:52.400
I've never worked in one quite of the size that Zillow is, but I've worked in one that's four or 500 people Really hard.
00:14:52.400 --> 00:14:57.461
It's really hard for little features to sort of get their time in the sun and to get some prioritization.
00:14:57.894 --> 00:15:01.864
It makes a lot of sense to me that it was deprecated, but the timing of it was really interesting.
00:15:01.864 --> 00:15:16.260
They deprecated it in 2018, I believe, right around the time they were launching their iBuy arrival, that open door iBuy arrival, that Open Door iBuy arrival, which I think they also have shuttered.
00:15:16.260 --> 00:15:16.962
I know they also have shuttered.
00:15:16.962 --> 00:15:17.947
They're now actually partnered with Open Door.
00:15:17.947 --> 00:15:23.201
When that happened, they also, I believe around the same timeframe, joined the NAR.
00:15:23.883 --> 00:15:56.885
00:15:56.885 --> 00:16:04.767
But it did absolutely take out Rex, and it was the crux of a lawsuit, rex v Zillow, that they actually lost on, I believe.
00:16:04.767 --> 00:16:06.261
Appeal back in September, october.
00:16:06.294 --> 00:16:07.340
Well, it does beg the question.
00:16:07.340 --> 00:16:09.663
So tell us about your business model.
00:16:09.663 --> 00:16:11.817
Is it going to be harder than Zillow's?
00:16:11.817 --> 00:16:24.027
And I'm also curious if you are making an enemy out of all of these agents and if they're going to be fighting against you at every corner and as your company grows.
00:16:25.076 --> 00:16:32.241
So I want to be very clear, and I've said this multiple times on social I don't think there is a future where there are not real estate agents.
00:16:32.241 --> 00:16:43.863
I think that they are absolutely necessary, particularly in the case of people that have out of location moves, people who have a special circumstance.
00:16:43.863 --> 00:16:54.596
Everyone will have to have, I think, a reason like a thing that they're marketing to be good at in the future, but I just don't think that it's the only way and that's the key.
00:16:54.596 --> 00:17:18.354
00:17:18.680 --> 00:17:22.290
Well, and this is following a ton of other industries have made this transition right.
00:17:22.290 --> 00:17:24.288
Travel agents is a classic one.
00:17:24.288 --> 00:17:26.488
You used to have to book all travel with travel agents.
00:17:26.488 --> 00:17:32.744
Now it's like, look, if you know what you want cheaper, better, faster, to go direct buy your flights from the airline or Google Flights.
00:17:32.744 --> 00:17:37.413
But travel agents still exist in kind of a more high-end premium way.
00:17:37.413 --> 00:17:49.730
You pay more, but if you have special concerns and they bring like an extra touch and extra customization to that service, I love that you flagged that Zillow was founded by Rich Barton.
00:17:49.790 --> 00:17:50.573
You did get that right.
00:17:50.573 --> 00:17:57.153
I was doing some Googling and some proofing on that while at Microsoft when it came up with this idea.
00:17:57.153 --> 00:17:59.867
So, one man, you learn something new every day.
00:17:59.867 --> 00:18:03.550
So back to your point, maya, about travel industry being disrupted.
00:18:03.550 --> 00:18:07.507
And the other thing that made me smile, amanda, is when you're talking about a feature being shut down.
00:18:07.507 --> 00:18:09.826
Prior to Move, I was at Google.
00:18:09.826 --> 00:18:12.606
Everybody you want to talk about shutting some things down.
00:18:12.606 --> 00:18:22.247
There is no one better in this world than Google at killing a product, and it's a great place to go and get ideas for products.
00:18:22.247 --> 00:18:31.102
By the way, I should say Just saying everybody, if you're looking for an idea, go out and look at some of these things that were shut down and try to figure out why.
00:18:31.282 --> 00:18:33.146
Well, amanda, I want to ask.
00:18:33.146 --> 00:18:41.483
I mean, you're talking about the company and it really sounds like a lot of the same philosophies I hear with crypto.
00:18:41.483 --> 00:18:48.688
Right, it's disintermediating things, it's helping connect people more directly, it's more efficient because middlemen aren't taking a cut.
00:18:48.688 --> 00:18:55.053
I'm curious if you have any plans to incorporate crypto into Galleon, or are you still undecided?
00:18:55.053 --> 00:18:55.992
I'd love to learn more about that.
00:18:56.554 --> 00:19:02.577
So I philosophically like one, for, to begin with, I actually own a bunch of crypto.
00:19:02.577 --> 00:19:22.980
I'm an early adopter and I firmly believe in decentralization as a concept, but as it applies to Galleon in the immediate term, what I would say is that we know, just like in crypto, that centralization is not the future of anything, of anything, of any industry, of any policy.
00:19:22.980 --> 00:19:43.896
It's not going to come back to centralization of doing things, a central way of transacting, literally with the same method since 1913, and the same, I believe, commission rate since 1940.
00:19:43.896 --> 00:19:52.768
Now that's about to change in July, which we've not talked about, but all of that stuff would be recognizable.
00:19:52.768 --> 00:20:04.527
The way that we transact real estate right now would be absolutely recognizable to my great grandparents, which I can't say for securities, I can't say for cars, I can't say for anything, but it is the same way that we've been doing transactions for real estate for almost 100 years, more than 100 years.
00:20:04.527 --> 00:20:17.433
So, with respect to crypto in the future, I am very keenly interested in any mortgage lending partners that have other ways of underwriting, and there are very few of them.
00:20:17.433 --> 00:20:25.563
I will say that actually happened to me as a human being buying this farm that I'm sitting at right now, back in 2021 or 2022.
00:20:26.986 --> 00:20:37.854
Getting underwriting done for a person that has a significant chunk of their personal net worth in crypto is not possible, and that's something that will be solved for in the future.
00:20:38.380 --> 00:20:45.648
I'm aware of one company that is doing it, but I'm certainly interested in talking to other lending partners that are in that category or trying to tackle that problem.
00:20:45.648 --> 00:20:49.247
I think the most practical application, though, will come down to blockchain.
00:20:49.247 --> 00:21:06.369
It is not a solved problem yet, and it is not one that Galleon it's not core to our mission to solve, at least not for the time being, but I do think that blockchain technology is a logical place for Tidal to go to, and Tidal is a whole other ball of wax.
00:21:06.369 --> 00:21:09.269
It's a lot of talk about fragmentation.
00:21:09.269 --> 00:21:12.308
It's every state's municipality.
00:21:12.308 --> 00:21:14.046
It's very fragmented.
00:21:14.046 --> 00:21:34.846
There are still places in the country that have not yet digitalized their title, so it's going to take a long time, but I do think that that's the most obvious place for blockchain to go I might have funny enough through some other work that I'm doing, um, learning about title processing and the money flow that goes behind it.
00:21:36.269 --> 00:21:49.981
Yeah, if you really want to laugh, the volume of checks and I'm talking checks, checks, physical checks that flow around, that is staggering, absolutely staggering.
00:21:49.981 --> 00:21:55.583
And, amanda, you're going to get a special prize I don't know what, yet Some kind of sticker I'm going to send you.
00:21:55.583 --> 00:22:07.054
She just gave us an idea for a great future show about the impact of crypto when it does come to underwriting, when it comes to taxes, when it comes to analyzing personal wealth.
00:22:07.054 --> 00:22:08.558
It's hilarious.
00:22:08.558 --> 00:22:09.361
I hadn't thought of that.
00:22:09.361 --> 00:22:10.964
That's a great future show.
00:22:11.445 --> 00:22:12.188
It's a big problem.
00:22:12.188 --> 00:22:13.130
It's a big problem.
00:22:13.130 --> 00:22:20.265
I would say it's a particularly big problem because there are lots of people who are walking around like circa 2021 the last time we had an all time high.
00:22:20.265 --> 00:22:34.194
Lots of you know guys that were, say, under 35, that could buy any home that couldn't actually be underwritten for any home because the vast majority of their net worth was tied up in crypto.
00:22:34.194 --> 00:22:40.540
So the only way they were going to get in is by liquidating the underlying asset that was providing that net worth, and they weren't going to do that.
00:22:40.540 --> 00:22:43.208
So it is a real problem and I do think that it's a niche.
00:22:43.208 --> 00:22:51.320
It's one that I think we're not near maturity yet, but if we have Bitcoin ETFs now, I think that we should be entertaining.
00:22:51.320 --> 00:22:55.548
How do we more intelligently underwrite, at least for the blue chip crypto in the future?
00:22:56.890 --> 00:22:58.573
You just hit on the sweet spot of this podcast.
00:22:58.573 --> 00:23:01.923
That's why I call it artificially intelligent, because it's what is?
00:23:01.923 --> 00:23:04.550
These things we don't know a lot about, but it can go really deep.
00:23:04.550 --> 00:23:07.244
You know that are narrow and deep and fascinating.
00:23:07.244 --> 00:23:11.381
And again dealing with the MLS and what's out there.
00:23:11.381 --> 00:23:16.227
And on this end it's fascinating what's next for you?
00:23:16.227 --> 00:23:18.328
I mean, obviously you're growing the company out.
00:23:18.328 --> 00:23:20.551
You're coming up on what a year now.
00:23:20.551 --> 00:23:23.335
So what's what's next for the company?
00:23:23.335 --> 00:23:23.935
Where are you headed?
00:23:30.259 --> 00:23:30.721
We're not a year in yet.
00:23:30.740 --> 00:23:32.625
It feels sometimes like it's been 10 years, but no, we're not even a year in yet.
00:23:32.625 --> 00:23:33.365
Every starter, yeah, Every founder.
00:23:33.365 --> 00:23:33.727
How's it been?
00:23:33.727 --> 00:23:36.573
Oh my God, this decade has been oh wait a minute six months.
00:23:43.740 --> 00:23:44.984
The decade, over the last six months.
00:23:44.984 --> 00:23:48.195
So we're actually we're I would say, a week or two away away from making a significant announcement.
00:23:48.195 --> 00:23:50.402
I will say next week we're going to ship a site redesign live.
00:23:50.402 --> 00:23:51.604
So that should be live.
00:23:51.604 --> 00:23:54.190
And then what's next?
00:23:54.190 --> 00:23:54.570
From there?
00:23:54.570 --> 00:23:58.469
We have the team that we're going to have in place for now in place.
00:23:58.469 --> 00:24:05.950
That's the most exciting thing is that we actually sort of like put the wheels on the car, put the car together and now we're ready to go off to the racetrack.
00:24:05.950 --> 00:24:08.989
Uh, I would say, watch this space.
00:24:10.381 --> 00:24:10.621
I was just.
00:24:10.621 --> 00:24:21.270
I mean, uh, I think by the time this episode goes live, it sounds like that'll happen, so there'll be a fancy new website for our listeners to go check out.
00:24:22.803 --> 00:24:23.767
Yeah, perfect timing.
00:24:23.767 --> 00:24:26.950
So with that, amanda, where's the best place?
00:24:26.950 --> 00:24:29.345
What's the best place for the listeners to learn?
00:24:29.345 --> 00:24:34.405
See the new website and dive into a market disruptor.
00:24:34.405 --> 00:24:35.048
Where should they go?
00:24:36.540 --> 00:24:39.809
It's galleonio G-A-L-L-E-O-Nio.
00:24:39.809 --> 00:24:49.190
I would say that right now, the thing that would be most interesting and is the product we've already shipped is our two minutes to list marketplace.
00:24:49.190 --> 00:24:57.006
Basically, if you have a house and you have a price in mind and one photograph of it, sign up takes two minutes to list.
00:24:57.006 --> 00:25:00.348
There's no commitment and, most importantly, there is no days on market.
00:25:00.348 --> 00:25:04.426
So, since this is a financial audience, days on market is really important.
00:25:04.426 --> 00:25:06.567
It's a feature and not a bug of the existing MLS.
00:25:06.567 --> 00:25:15.929
You can think of the existing MLS system as a place for motivated sellers, but anybody who sold a house or two knows that days on market compresses your price.
00:25:15.929 --> 00:25:35.209
So we are the place for persuadable sellers and motivated buyers who want to find an off-market deal or maybe a property in an area that they're otherwise closed out of because there's not enough inventory.
00:25:35.209 --> 00:25:39.213
That's why you can take two minutes, list your house and you do not have any obligation to keep it up.
00:25:39.233 --> 00:25:40.015
You can take it down at any time.
00:25:40.015 --> 00:25:41.596
All we need is a price, a photo and you're good to go.
00:25:41.596 --> 00:25:42.238
That's how you sell everybody.
00:25:42.238 --> 00:25:42.817
Let me just help you out.
00:25:42.817 --> 00:25:45.704
If you can talk to a concept in under 20 seconds and you just get it, nod your head.
00:25:46.326 --> 00:25:47.087
You have a winner.
00:25:47.188 --> 00:25:49.333
I don't know how many startups I've got to give this speech to.
00:25:49.333 --> 00:25:51.086
It gets exhausting.
00:25:51.086 --> 00:25:53.468
Thank God, with Amanda, industry better.
00:25:53.468 --> 00:25:54.388
We don't have to do that.
00:25:54.388 --> 00:25:57.292
Folks, that's going to do it for this week's podcast.
