Emil Juresic just sold $100 million of property - right before the Australian property market fell off a cliff.
Everyone said he was crazy.
He says he hates that he was right.
Emil isn't your typical guest.
17 real estate offices.
500+ staff across finance, real estate and online businesses.
Now throwing $100M+ into fitness and wellness.
He started from zero and built an empire - and this conversation was less an interview and more him spraying uncomfortable truths at machine-gun pace.
Here's the stuff that stuck:
He didn't predict the property crash. He watched it happen in real time. With thousands of sales moving through his offices every month, Emil sees buyer and seller appetite shift before the headlines catch up. He called a 10-30% drop six months out while everyone told him he'd lost it.
Then the conversation turned to the thing keeping him up at night. Emil sent a brutal $60M, 25-year lease to his lawyers - 11 days, $5,500, one opinion. He fed it to AI and got more red flags back in ten seconds.
But this is where Emil flips from doomsayer to something more useful. His whole message is: stop competing with the young and fearless - become the coach who commands them. At 47 he's AI-obsessed, but his real edge is capital plus a crew of 20-somethings who build in one morning what used to take five months.
Learn to sell. That's the whole game. One of his agents walked in on $70K three years ago and cleared $4.7M in commission last year. A degree buys you a salary cap; sales buys you no ceiling and the capital to start anything.
And after all of it - the tax, the crash, the AI carnage - he still calls Australia the best country on earth. The people who master sales and adapt faster than everyone else, he says, will own the next decade.
Sit back and enjoy.
