FHA 4-Plex House Hack Strategy - EP 7

In this episode of Beyond the Listing, host Pam Flitton talks with Dave Holman (Holman Homes LLC) about the house-hack blueprint—buying a 2–4 unit property, living in one unit, and using rental income to reduce or even eliminate your housing costs while you build equity.

Dave shares how he went from a non-real-estate background to building a large portfolio, what makes a strong investment property, how to find off-market deals, and why tenant culture, boundaries, and great teams matter. They also cover green upgrades that truly pay off—like insulation, air sealing, and energy audits—plus smart value-add moves like HVAC metering.
