INFORMAZIONI SU QUESTO EPISODIO
In this episode of the Be The Solution Podcast, host Maria Quattrone breaks down one of the most common mistakes sellers make when listing their home: overpricing the property.
Many homeowners believe that starting high and lowering the price later will maximize their return. In reality, that strategy often causes homes to sit on the market longer, lose leverage, and ultimately sell for less.
Maria explains how market absorption rates, buyer search behavior, and pricing psychology impact how quickly homes sell and how much sellers actually walk away with.
Whether you're a homeowner thinking about selling, a real estate investor, or an agent advising clients, this episode gives you a clear framework for understanding how pricing strategy affects the outcome of every listing.

TRASCRIZIONE 🔗
00:00:02.240 --> 00:00:07.280
Stop overpricing, starting high and coming down later.
00:00:07.280 --> 00:00:12.960
In today's market, overpricing is not your friend.
00:00:12.960 --> 00:00:15.199
It is not your friend.
00:00:15.199 --> 00:00:26.320
I talk about this often with clients about how overpricing their house and what it actually does.
00:00:26.320 --> 00:00:31.920
And what it actually does is it helps other houses sell.
00:00:31.920 --> 00:00:34.560
So today I'm gonna break it down for you.
00:00:34.560 --> 00:00:38.479
I have five things that I'm gonna unpack and go over.
00:00:38.479 --> 00:00:44.799
Number one, the hidden buyer pool that you miss when you have a price.
00:00:44.799 --> 00:00:49.840
Number two, why the first days matter the most.
00:00:49.840 --> 00:00:54.399
In fact, it's the first 21 days matter the most.
00:00:54.399 --> 00:00:58.079
Number three, what's wrong with the house?
00:00:58.079 --> 00:00:59.119
A fact.
00:00:59.119 --> 00:01:01.039
People say, what's wrong with the house?
00:01:01.039 --> 00:01:02.640
Why isn't it sold?
00:01:02.640 --> 00:01:09.120
Number four, what it does to your leverage when selling your home.
00:01:09.120 --> 00:01:17.680
And number five, why chasing the market costs you time, money, and leverage.
00:01:17.680 --> 00:01:38.560
So this Facebook Live today is for anyone who has a house on the market, anyone who's thinking of selling, agents who want to price their properties, write and explain to sellers what the most important things are when actually selling your house.
00:01:38.560 --> 00:01:42.239
So first thing, the hidden buyer pool that you miss.
00:01:42.239 --> 00:01:44.719
So there's a whole group of buyers.
00:01:44.719 --> 00:01:47.359
Buyers search by search brackets.
00:01:47.359 --> 00:01:52.799
So let's just say 400 to 450, 450 to 500.
00:01:52.799 --> 00:02:11.120
When you price outside of the price that they're looking for, let's just say you price at uh 465,000, and the buyers are not or looking up to 450, and but your house really is a house that's 440.
00:02:11.120 --> 00:02:18.719
You up front have missed all your potential buyers because they're not coming up to 465.
00:02:18.719 --> 00:02:23.520
So, right out of the gate, you missed the people that actually could buy your home.
00:02:23.520 --> 00:02:25.039
And what happened?
00:02:25.039 --> 00:02:35.439
You made by raising having your price at 465 instead of 440, you made the other houses between the 400 and 450 sell first.
00:02:35.439 --> 00:02:38.319
I'm gonna repeat that again.
00:02:38.319 --> 00:02:43.599
You helped the other houses sell first.
00:02:43.599 --> 00:02:50.960
So you're not even reaching the people that actually can buy your house.
00:02:50.960 --> 00:02:57.360
So you have fewer eyeballs, you got fewer saves, fewer showings, and no offers.
00:02:57.360 --> 00:03:02.159
And the market decides, and they read that as undesirable.
00:03:02.159 --> 00:03:13.680
So when we are looking at pricing, we're gonna price in the bullseye, in the st the pricing that will allow to reach the most buyers.
00:03:13.680 --> 00:03:19.120
So why would somebody price at $510 when the market nobody searches the $510?
00:03:19.120 --> 00:03:24.159
Again, go to Zillow, go to Realtor.com, go to any third-party search engine.
00:03:24.159 --> 00:03:26.560
People search in price brackets.
00:03:26.560 --> 00:03:30.560
So it and really you gotta stop pricing on the nines.
00:03:30.560 --> 00:03:36.000
$449, $429.9.
00:03:36.000 --> 00:03:39.039
It doesn't make any sense.
00:03:39.039 --> 00:03:40.240
We're not Walmart.
00:03:40.240 --> 00:03:44.560
We're we're selling homes, selling houses, selling real estate.
00:03:44.560 --> 00:03:47.439
So that makes absolutely no sense whatsoever.
00:03:47.439 --> 00:03:54.400
So you're gonna miss an entire buyer pool that is your real buyer by overpricing right out of the gate.
00:03:54.400 --> 00:03:56.479
Done, you miss them.
00:03:56.479 --> 00:04:00.800
The next thing that happens, what is wrong with the house?
00:04:00.800 --> 00:04:05.919
You know, there's nothing wrong with your house except for it not priced rate.
00:04:05.919 --> 00:04:13.360
So most of the time, there's nothing wrong with people's houses, it's priced based on location and condition of the home.
00:04:13.360 --> 00:04:23.600
So what happens after a certain amount of days on the market, 30 days, 60 days, 90 days, buyers say, Why isn't this sold?
00:04:23.600 --> 00:04:25.839
Why did nobody want this house?
00:04:25.839 --> 00:04:35.920
And it's because most of the time it's not priced to reach the maximum number of people that are buyers that are currently in the market today.
00:04:35.920 --> 00:04:41.040
And buyers that are in the market usually are in the market less than 60 days.
00:04:41.040 --> 00:04:42.959
That's like the that's the window.
00:04:42.959 --> 00:04:53.759
Most buyers, if they're serious, they can find a home on the first or second time that they go out with their agent to see properties if it's done properly.
00:04:53.759 --> 00:05:02.160
So they're not wasting all these days and times and months looking for houses only if they don't have the right agent are they doing that.
00:05:02.160 --> 00:05:05.279
But generally, there's only so many houses for sale.
00:05:05.279 --> 00:05:15.920
And there's in a certain price point, they're all kind of gonna be the same-ish, you know, give or take some things, especially if you're looking in particular neighborhoods.
00:05:15.920 --> 00:05:19.920
You know, for the most part, uh, they're gonna be similar.
00:05:19.920 --> 00:05:43.360
So it really comes down to making sure that you don't allow this to happen with your house because you're listening to the professional up front and have a pricing strategy based on where the house is, how much competition is on the market, what's sold, how many houses are selling a month, which I talked about last week, market absorption rate.
00:05:43.360 --> 00:05:46.560
So if you haven't seen that video, go and uh watch that video.
00:05:46.560 --> 00:05:51.120
It's on YouTube, and you still can catch it on Facebook, it's still up.
00:05:51.120 --> 00:05:55.519
But market absorption is critical also when pricing your house.
00:05:55.519 --> 00:05:58.639
So, what does it do to the leverage?
00:05:58.639 --> 00:06:01.040
Oh my gosh, you lose leverage.
00:06:01.040 --> 00:06:14.319
The most important time for a seller is before we go to market, before we go on the market, because at that point, you as a seller, as an agent, we have the most control.
00:06:14.319 --> 00:06:22.560
Once we hit the market and we are in full launch mode, we lose control and the buyers have the control.
00:06:22.560 --> 00:06:24.319
I'm gonna repeat that again.
00:06:24.319 --> 00:06:30.480
Once we go to market, the seller loses control and the buyers now have control.
00:06:30.480 --> 00:06:33.920
So, what happens when a house is overpriced?
00:06:33.920 --> 00:06:41.519
Buyers will say, I'll just sit and wait for the price to come down, and the property will sit, and the property will sit.
00:06:41.519 --> 00:06:45.759
And instead of there, no showings is a response.
00:06:45.759 --> 00:06:49.680
It's a response that the market has rejected the current price.
00:06:49.680 --> 00:06:55.360
The market has rejected the current price.
00:06:55.360 --> 00:06:57.040
That is a response.
00:06:57.040 --> 00:06:58.480
That is feedback.
00:06:58.480 --> 00:07:04.160
Nobody came to the open house, not one person on a beautiful spring day.
00:07:04.160 --> 00:07:06.000
That's feedback.
00:07:06.000 --> 00:07:09.279
Most of the time, people think you just need more time.
00:07:09.279 --> 00:07:21.600
No, if you don't have showings and you don't have an activity, that means that that house is if there's no showings, that's a minimum 10% adjustment right out of the gate.
00:07:21.600 --> 00:07:29.920
If there's showings and no offers, over time, the the within the first three weeks, four weeks, there's activity, but nothing's happening.
00:07:29.920 --> 00:07:35.040
That's 5% because anybody would make an offer that's less than 5% and they didn't.
00:07:35.040 --> 00:07:51.279
So when they say things like, the rooms are too small, the yard is too big for this price, the rooms are too small for this price, the kitchen is too small for this price, the bathroom needs to be updated for this price.
00:07:51.279 --> 00:07:56.480
That's what they are saying, to understand what that feedback actually really means.
00:07:56.480 --> 00:08:02.639
That's when working with a professional who's done this thousands of times, is critical in today's environment.
00:08:02.639 --> 00:08:04.639
So you clearly can understand.
00:08:04.639 --> 00:08:09.519
See, what happens is when you overprice a seller every single time, nets less.
00:08:09.519 --> 00:08:11.680
I beg people, please.
00:08:11.680 --> 00:08:13.279
I want to start high.
00:08:13.279 --> 00:08:14.879
We can come down later.
00:08:14.879 --> 00:08:18.160
That is a terrible, terrible idea.
00:08:18.160 --> 00:08:21.600
It's a terrible idea, it's the worst idea.
00:08:21.600 --> 00:08:22.800
I warn against it.
00:08:22.800 --> 00:08:37.600
In fact, I still may take that listing and I say to the seller, listen, we have a couple weeks, and if we don't have nothing happening in a couple weeks, this is an automatic between 5 and 10% adjustment.
00:08:37.600 --> 00:08:42.639
And I talk about it up front and I put it in the listing paperwork in the contract.
00:08:42.639 --> 00:08:44.960
Because what's the point?
00:08:44.960 --> 00:08:48.879
We're not taking listings to pretend to see if we could sell them.
00:08:48.879 --> 00:08:52.320
It costs time and money and energy.
00:08:52.320 --> 00:08:55.919
We're taking listings to sell them and then to maximize the seller's profit.
00:08:55.919 --> 00:09:03.039
We maximize the seller's profit by pricing the property properly based on what the market will bear.
00:09:03.039 --> 00:09:06.799
And days on market is not a seller's friend.
00:09:06.799 --> 00:09:10.879
The longer days on market, the further away from asking price.
00:09:10.879 --> 00:09:16.159
The longer days on market, the further away from asking price.
00:09:16.159 --> 00:09:23.600
And then when you're you're looking at it, so we have the what's wrong with the house effect.
00:09:23.600 --> 00:09:28.080
That's out, nothing's wrong with the house, it's on price rate.
00:09:28.080 --> 00:09:30.399
Number four, what it does to leverage.
00:09:30.399 --> 00:09:31.519
We lose leverage.
00:09:31.519 --> 00:09:38.399
Every day the property is on the market, and this is residential homes, not commercial real estate.
00:09:38.399 --> 00:09:44.799
Every day that property is on the market is another day that goes by that the seller is losing money.
00:09:44.799 --> 00:09:57.919
Whether you're paying, and especially if you're not living there, you're paying insurance, you're paying water, you're paying the gas bill to keep gas on in you know, freezing weather in the freezing tundra that we had this year.
00:09:57.919 --> 00:10:02.000
So you lose the leverage, you lose the eyeballs.
00:10:02.000 --> 00:10:14.000
You could see how many people actually look at that listing, and if they're not saving that listing, that means there's something wrong with the price, not the house with the price.
00:10:14.000 --> 00:10:17.200
And I have this off it here.
00:10:17.200 --> 00:10:24.320
Well, I bought it for X, I put X into it, and I need to get X out of it, or I'm gonna lose money.
00:10:24.320 --> 00:10:27.759
That very well may be the case.
00:10:27.759 --> 00:10:29.919
You will lose money.
00:10:29.919 --> 00:10:34.720
But there's nothing that I or the market can do to make that up.
00:10:34.720 --> 00:10:39.039
You gotta chuck it up to learning lesson and lost money.
00:10:39.039 --> 00:10:40.639
It happens all the time.
00:10:40.639 --> 00:10:42.799
All the time in real estate.
00:10:42.799 --> 00:10:45.519
It's a learning lesson.
00:10:45.519 --> 00:10:55.679
You don't get the right information, you don't you spend too much time renovating it, you spend too much time with contractors who couldn't fulfill their promises.
00:10:55.679 --> 00:11:01.919
You know, these things happen, but pricing it to a price that you need to get isn't going to cause it to sell.
00:11:01.919 --> 00:11:11.200
And I tell people, I'm really good, but I'm not magic, and I don't have a crystal ball, so let's do the right thing and let's price it to create.
00:11:11.200 --> 00:11:18.080
See, when you price it to create demand, you have more buyers that come in.
00:11:18.080 --> 00:11:21.919
More buyers means the seller has leverage.
00:11:21.919 --> 00:11:25.440
And right now, if it's overpriced, there's no leverage.
00:11:25.440 --> 00:11:28.480
The seller has leverage when there's more buyers.
00:11:28.480 --> 00:11:29.759
Because you know what?
00:11:29.759 --> 00:11:32.559
You get to pick the best offer.
00:11:32.559 --> 00:11:40.960
The offer with the least contingencies, the offer with the most money down, the offer with the most qualified buyers.
00:11:40.960 --> 00:11:49.759
That is how you win by pricing it to bring in many buyers, not no buyers.
00:11:49.759 --> 00:11:53.440
It's the exact opposite of what people think.
00:11:53.440 --> 00:11:56.639
See, it's a supply and demand.
00:11:56.639 --> 00:12:03.360
That's why when we list our properties, we lunch with we we launch with open houses.
00:12:03.360 --> 00:12:08.399
We launch after a week on the market in pre-launch mode.
00:12:08.399 --> 00:12:10.960
We also, that's a test of the market.
00:12:10.960 --> 00:12:12.159
Are people calling?
00:12:12.159 --> 00:12:16.720
I have a listing right now where people are calling nonstop.
00:12:16.720 --> 00:12:19.600
So we know there's a lot of demand for this property.
00:12:19.600 --> 00:12:22.080
It's a property that needs renovation.
00:12:22.080 --> 00:12:23.679
It's great for an investor.
00:12:23.679 --> 00:12:26.879
So we have gosh, Tramus have got 40 calls on it.
00:12:26.879 --> 00:12:31.440
Because the seller wanted to price it at a price to cut a lot of offers.
00:12:31.440 --> 00:12:34.960
That's how you create leverage.
00:12:34.960 --> 00:12:41.120
You create leverage by having it open to a whole pool of buyers and not just a little bit.
00:12:41.120 --> 00:12:45.519
And what happens when you reduce your price every single time?
00:12:45.519 --> 00:12:50.960
And this is number five, chasing the market cost you money and chasing the market down.
00:12:50.960 --> 00:12:53.759
Chasing the market.
00:12:53.759 --> 00:12:57.120
Chasing the market means you have to cut the price.
00:12:57.120 --> 00:13:00.399
And then what I see people do, I say, well, five to ten percent.
00:13:00.399 --> 00:13:02.000
Oh no, no, no, no, no, no.
00:13:02.000 --> 00:13:03.039
That's too much.
00:13:03.039 --> 00:13:09.440
Here's the thing: would anybody have made an offer five percent less than where you are right now?
00:13:09.440 --> 00:13:11.919
And the answer is yes.
00:13:11.919 --> 00:13:18.639
That's a respectable offer, five percent less than ask, but nobody did it, and you had 27 shillings.
00:13:18.639 --> 00:13:20.080
So what does that say?
00:13:20.080 --> 00:13:24.559
It says they've rejected the price, they rejected the house based on the current price.
00:13:24.559 --> 00:13:29.679
Too much work, too much of this, you are too big, they don't want to mow it, whatever.
00:13:29.679 --> 00:13:37.600
Lots of reasons, but you have to understand this, you have to really understand how pricing works, it's psychological as well.
00:13:37.600 --> 00:13:57.759
And if you so you're just basically they chasing the market down, and what happens is you get the people that are want to get it a real deal, and they're gonna come in even lower, and now you've lost the time, you lost the energy, you lost the momentum, the listing becomes stale, and people say, Well, charming with the house.
00:13:57.759 --> 00:14:02.000
All because from the very beginning you didn't price in the bullseye.
00:14:02.000 --> 00:14:03.600
Here's the bullseye.
00:14:03.600 --> 00:14:09.039
And I see these listings that come online, and I'm like, why would you price like that?
00:14:09.039 --> 00:14:14.320
I'm guessing that they didn't get the right advice.
00:14:14.320 --> 00:14:18.799
And so leverage is time and money and effort.
00:14:18.799 --> 00:14:25.840
And every time a house is overpriced, the seller makes less money than they would have every single time.
00:14:25.840 --> 00:14:27.200
Every single time.
00:14:27.200 --> 00:14:42.240
So if you want to price your house rate this year and you want more information of how I do this and go about it, drop price in the comments, and I'd be just happy to talk to you about that.
00:14:42.240 --> 00:14:44.960
If you're an agent, you want more information.
00:14:44.960 --> 00:15:02.399
I'm hosting, we're hosting a Zoom on Friday about how I took 192 listings in 2025, so you could drop into their listings, and I'll get you the link and you can sign up for that.
00:15:02.399 --> 00:15:11.519
So why pricing matters, it matters 100%, and who you work with matters 100%.
