00:00:00
Speaker 1: It is time to talk property, thanks to our partners, GJ Gardner. New Zealand's ultra-luxury housing market is booming. 22 homes have sold for more than $ 10 million so far this year alone.
00:00:11
Speaker 2: This one is the Big Whopper. Anderson's Cove sold for.
00:00:15
Speaker 1: More than $ 40 million reportedly. Catherine Smith, One Roof Prestige property reporter with.
00:00:20
Speaker 2: Us this morning. All across it. Catherine, good morning. Good morning. So she's all go.
00:00:25
Speaker 3: Yeah, I know, but it's still only a teeny tiny fraction. I mean, when we looked at our one-roof stats of properties on the market, and this is a real weird market, there's only less than 90 out of 40,000-something listings that are worth over $ 10 million. So that's my beat. I cover that.
00:00:43
Speaker 2: There's only so many things you have to worry about.
00:00:45
Speaker 3: But the big thing with this market is so much is happening off-market. These deals are going on. We can't see them. The deals are taking a long, long time. You know that giant one we did on Arney Road? That deal was done a year ago before it finally appears in the stats. So when you get something like Anderson's Cove, it's on the market, it sells in three weeks, and the deal's done.
00:01:05
Speaker 2: And do we know now that it was more than $ 40 million?
00:01:08
Speaker 3: We haven't seen the data yet. We haven't seen the price. We've seen a title change, but not a price. There are maybe a handful of properties in New Zealand that The lawyers and the agents and everyone swears we will never see. And by law, you're meant to report the price. It's meant to go into LINZ and councils are meant to enforce the price going into LINZ. But we know of a handful that will never see that price.
00:01:32
Speaker 2: But how can they get around that?
00:01:34
Speaker 3: Clever lawyers, darling, everyone. Everyone knows if you've got the right lawyer, you can get around anything. Come on.
00:01:42
Speaker 1: All right, so 22 sold for more than $ 10 million. What are the other standouts for you?
00:01:46
Speaker 3: Well, the big one was a Roanake Road Mission Bay one that sold for $ 23 million, and it sold and then resold a year later. Not even a year later, I know. So someone did very well out of that. And just down the road from that is one of the pair of places that sold in a $ 28 million swap. So there was a Roanake Road place. swapped for a Westmere place a year ago. So this is money.
00:02:13
Speaker 1: Is that the one where the British actor stayed for.
00:02:17
Speaker 3: A short while? Yes, yes, Jason Statham.
00:02:18
Speaker 2: Jason Statham.
00:02:19
Speaker 1: And everybody, do you know what cracks me up, Catherine, is it's like the headlines are on these houses, Jason Statham's house.
00:02:27
Speaker 2: Auckland pad and you think, God, does he own a house in Auckland? No, he just stayed there.
00:02:30
Speaker 3: For five minutes, 10 years ago. But mate, that'll be our headline forever, I tell you now. And every other agent goes, but my deal was bigger. Yeah, I know, but he's famous. It was my first story that I had a celebrity and it was picked up by Daily Mail.
00:02:48
Speaker 2: It went off.
00:02:49
Speaker 3: And I'm going, who is this person? Why do they care?
00:02:52
Speaker 2: Daily Mail cared. Yeah, they do. They do. That's their bread and butter. All right. So I'm assuming Auckland, Queenstown are the big hitters here? Yes. Yes, yes.
00:03:00
Speaker 3: And then, surprisingly, there was one in Whakamaramara in the Bay of Plenty, so out of Tauranga. But that has been on and off the market for years. But it finally sold. Foreign buyer, 15.5 mil. So that was huge. And funnily enough, there's two very beautiful sculptural concrete, you know, swimming pools, sculpture gardens, in the same neighbourhood, both of them on the market for similar prices. So one of those is finally sold. And then, of course, yes, Queenstown, and then our friends Marine Parade, Riddell Road in Glendowie, Paratai Drives, but they haven't quite hit the peak of Paratai Drive, which is 39.
00:03:39
Speaker 2: See, now this one we're looking at here is.
00:03:42
Speaker 3: I can't remember where it is.
00:03:45
Speaker 2: This is Focal Point.
00:03:46
Speaker 3: Oh, this is the Whakamara.
00:03:50
Speaker 2: Ah, yes. So this one can't have been sold to a foreign buyer, no, because it's waterfront. Or it looks to be waterfront.
00:03:54
Speaker 3: No, sorry, but they're Kiwis coming home.
00:03:56
Speaker 1: Ah, okay.
00:03:57
Speaker 2: That sort of thing.
00:03:57
Speaker 3: Yeah, yeah. So they're not OIO, all of that.
00:04:00
Speaker 2: Yes, I know.
00:04:01
Speaker 3: You know the rules now.
00:04:02
Speaker 2: You know I know because you tell me, Catherine. Now, let's get to our house of the week. Where are we?
00:04:06
Speaker 3: Oh, my goodness. We're in Hearn Bay, believe it or not, and it's a house at the top of Albany Road, number one Albany Road. This is all in vertical because we did an Instagram on one roof, and it just went off. This house, believe it or not, was designed over 25 years ago.
00:04:24
Speaker 1: Wow.
00:04:24
Speaker 3: It's as modern as tomorrow. MRA architect, a guy called Mark Rankin– But it's just beautiful. It has no doors apart from one on the guest loo. This is the bridge to the bathroom. So you're going over the front door to your bathroom. It's just divine. I mean, the light is exquisite. This little thing here is a marble tub that you can then go outside and have your shower outside in a marble tub. And there's your swimming pool. There's just moment after moment. But in the back is inherited stables from the back of the Jew Voice Road shops.
00:05:00
Speaker 2: It's one of two.
00:05:02
Speaker 3: And Fair and Hay came in a few years later and built this studio. This is marble and glass, and you'll just want to do it in your little house in Ponsonby as well. It's beautiful.
00:05:14
Speaker 2: Divine, Catherine.
00:05:15
Speaker 3: So here we are. You're going to ask me the price.
00:05:17
Speaker 2: Yeah, how much?
00:05:18
Speaker 1: Yeah.
00:05:18
Speaker 2: So they pay... Has been touched up in the last 25 years, obviously? Barely, barely.
00:05:25
Speaker 3: The stainless steel kitchen is as modern as tomorrow. The white marble has got a bit of a patina on it, which you'd get in your house in Italy after 100 years. Just enough that it's all not brand new and shiny. It's beautiful.
00:05:38
Speaker 2: What am I paying for a bit of patina?
00:05:40
Speaker 3: Well, there we go. Six and a half is what they paid $ 3. three years ago, so it probably won't go for much more than that. I mean, that was peak of the market, but if you love it, you'll love it, and people do, yeah.
00:05:54
Speaker 2: Some expensive concrete. Yeah, move quickly.
00:05:55
Speaker 1: All right, Catherine, I'll get on to those very good lawyers that I've got. Thank you very much. Catherine Smith, One Roof Prestige property reporter. Thanks to our partners, GJ Gardner.
