אודות פרק זה
A house in Orange County just sold for $110 million. And the agents quietly selling $1M+ over the highest comp on the block? One of them is sitting in the studio today. 🏝️
Paul's off cruising Europe, so Suzanne (CEO of Innovate Realty) takes the mic with guest co-host — and record-breaking OC agent — Cierra Deville, to pull back the curtain on the market every agent dreams about: luxury.
Cierra breaks down why Newport Beach and Laguna are shattering price-per-square-foot records while LA and San Diego aren't, who's actually writing these checks (hint: out-of-state buyers here four months a year chasing a "south of France" coastal life), and why turnkey new construction is commanding a massive premium.
Then it gets real. Cierra reveals exactly how she lands record-breaking listings — often as the lone woman in a room full of big-name male agents — and it's not what you'd think. Her edge? She knows the comps cold and actually understands what a home is built from, down to the Lutron systems and custom finishes, when most agents never bother. Plus the mindset shift that let her price a home a million dollars over the highest comp… and be right.
They also get into the stuff nobody explains: the creative deal structures at the top (buyers paying their agent directly, temporary loans on multimillion-dollar homes, cash vs. financed), why the same effort should go into a mobile home and a $10M estate, and the abundance mindset that actually builds a lasting business.
Whether you're an agent who dreams of breaking into luxury or you just love a behind-the-velvet-rope look at how these deals really happen — this one delivers.
