00:00:00.160 --> 00:00:12.160
Our targeted sectors as a state shifted dramatically from the old-fashioned distribution, food manufacturing, that type of packing and shipping industry to smart technology.
00:00:12.400 --> 00:00:14.240
How do we bridge that gap with a workforce?
00:00:14.400 --> 00:00:17.359
Is really been the conversation from even the state level.
00:00:17.519 --> 00:00:26.239
The types of companies who are looking, and these are companies who invest significant amounts of money in order to grow the community, not just their business.
00:00:26.480 --> 00:00:32.000
They have us on their radar and they realize that this is an up and coming and growing community.
00:00:32.159 --> 00:00:34.159
That in itself is exciting.
00:00:35.039 --> 00:00:41.759
Welcome to the Gateway Connection Podcast, where we connect you with the movers, shakers, and leaders shaping our region.
00:00:42.000 --> 00:00:45.679
I'm Joey O'Hearn, Executive Director of the Chamber, and your host.
00:00:45.759 --> 00:00:47.119
Let's get started.
00:00:55.840 --> 00:00:57.039
Thanks for having me, Joey.
00:00:57.119 --> 00:00:57.679
I'm glad to be here.
00:00:58.240 --> 00:01:03.119
So tell us about you, what all you do, which I know is kind of a loaded question, and then we'll get into it.
00:01:03.359 --> 00:01:14.640
So I am the county's economic development director, which is a fancy term for my job is to help attract and retain business and industry here in the county.
00:01:14.799 --> 00:01:20.400
And that includes inside of the city limits, all the way down to Fort White, from the top end of the county to the bottom.
00:01:20.560 --> 00:01:29.040
My job is to create an environment where business and industry would like to come here and invest their dollars in our community.
00:01:29.280 --> 00:01:30.400
Well, it's funny you mentioned that.
00:01:37.599 --> 00:01:42.000
You know, we've got the ideal location logistically speaking.
00:01:42.159 --> 00:01:45.920
And anybody can see that when you Google Lake City, Columbia County, right?
00:01:46.079 --> 00:01:51.760
We're at the intersection of I-10 and I-75, the only place in the state of Florida where that happens.
00:01:52.000 --> 00:02:01.920
So, you know, logistically speaking, you can get anywhere in the state of in the United States from Lake City through a truck, north, south, east, and west.
00:02:02.319 --> 00:02:04.480
We've got great connectivity with rails.
00:02:04.640 --> 00:02:08.000
We have, you know, a relationship with Jack's Port and the Inland Port there.
00:02:08.159 --> 00:02:16.159
There are so many logistic assets that just make Lake City and Columbia County stand out from our competitors across the state.
00:02:16.319 --> 00:02:18.960
But even more so, it's the community itself.
00:02:19.120 --> 00:02:28.240
Companies these days, when they come to visit and look for a site, they want to know who they're working with and and the people that they're investing in.
00:02:28.400 --> 00:02:46.639
And that's really what kind of stands apart with us from other, even counties surrounding here that we compete with, is just our hands-on approach that, you know, we we answer the phone and we return emails and stay in in constant communication and connect them with the people locally that they need to do business with.
00:02:46.800 --> 00:02:52.719
So that helps keep us, you know, a little, a little above the pack when it comes to our competitors around here.
00:02:52.960 --> 00:03:05.280
Can you talk about talking not just our location, which is obviously a fantastic asset, but also the workforce pool within like a 90-minute drive of Lake City, which makes it appealing to these larger companies who may be looking at Columbia County?
00:03:05.439 --> 00:03:07.360
I'm glad you you brought up the 90 minute.
00:03:07.520 --> 00:03:31.039
So, one of the largest challenges I think that we face from site selectors outside of rural Florida is the perception that nobody drives here, that 45-minute drive time is kind of the max of what people drive because driving 45 minutes in in Lake City is completely different than driving 45 minutes in Miami, right?
00:03:31.280 --> 00:03:33.439
You can get two miles and 45 minutes there.
00:03:33.520 --> 00:03:36.719
You can get from here almost to Jacksonville in that same time.
00:03:36.960 --> 00:03:44.240
So understanding the difference between a 45 minute drive here versus a metro area is number one key.
00:03:44.479 --> 00:03:56.560
But that workforce, you know, labor shed that we look at expands dramatically when you think about people drive, you know, 60 miles in a rural area for a good job.
00:03:56.800 --> 00:04:02.479
That opens us up from, you know, just outside of Baker County all the way to Jacksonville, to Duval County.
00:04:02.719 --> 00:04:08.719
And it expands our labor force from about 800,000 to over one and a half million.
00:04:08.960 --> 00:04:09.280
Wow.
00:04:09.439 --> 00:04:10.560
It that's significant.
00:04:10.719 --> 00:04:20.399
There are over 4,000 people currently that leave Columbia County to go work somewhere else, but we also have 6,000 that drive here to work here.
00:04:20.560 --> 00:04:20.959
Oh wow.
00:04:21.120 --> 00:04:26.800
Typically in our medical fields, our private sectors like the VA and the hospitals.
00:04:27.040 --> 00:04:30.560
A lot of those employees don't live here, but they drive here.
00:04:30.800 --> 00:04:40.720
So, you know, we we have data that backs that up, just being able to get in front of the site selector, in front of those companies and explaining that, whether or not just doing a desktop review.
00:04:41.040 --> 00:04:46.959
I know one thing we hear consistently from our members of the chamber is workforce challenges and retaining and recruiting your talent.
00:04:47.120 --> 00:04:52.720
What are some of the efforts happening in your department or office to help build a stronger talent pipeline locally?
00:04:52.959 --> 00:05:01.279
Yeah, we're excited about our recent partnership with the career and technical education group at Columbia County School District.
00:05:01.439 --> 00:05:22.480
The director and coordinator both have been working hand in hand with us in several different instances across the county, specifically utilizing the Economic Development Office and the relationships we have with our local businesses and the CTE instructors and the kids that they have in those classes that are going to be going out into the workforce.
00:05:22.720 --> 00:05:35.199
We've realized that there is a gap between what our existing employers need and what their perception of the workforce coming out of school is, and the kids that are actually graduating.
00:05:35.360 --> 00:05:47.680
So, how do we bridge that gap and how do we communicate information in a way that kids of this day coming out of school want a job that has been there and been open for a couple of years?
00:05:47.839 --> 00:05:56.560
And some things that we've learned is education information always, you know, making sure that the kids coming out are aware of the jobs that are available here.
00:05:56.800 --> 00:06:07.199
But even more eye-opening has been the industry here, understanding the mentality and the and in the type of employer that's coming out of school.
00:06:07.360 --> 00:06:15.439
There's almost been this paradigm shift in our industry where they now understand the way they do business is gonna have to change.
00:06:15.680 --> 00:06:16.000
For sure.
00:06:16.240 --> 00:06:22.560
The workforce that we're we're working with now is not the workforce of 20, 30 years ago.
00:06:22.800 --> 00:06:37.600
And if you as a business or an industry, if you're not open to new technologies, to new processes, to understanding the new workforce, then those folks are having struggles hiring.
00:06:37.839 --> 00:06:39.199
Yeah, and I think that's part of it.
00:06:39.279 --> 00:06:53.680
I sit on the economic development advisory board with accounting under Jennifer, and it's connecting all of those pieces, even for the new companies that say, hey, in 15 years, we're gonna need people who can build microchips, communicating that to our school district to say, are you guys looking at a microchip program?
00:06:53.759 --> 00:06:57.439
That's what our workforce is gonna need in 15, 20 years, if you want to elaborate on that.
00:06:57.680 --> 00:06:58.399
Yeah, absolutely.
00:06:58.560 --> 00:07:24.480
So the the school system now is part of the Space Florida Academy, which basically has a list of the kids that are in some sort of CTE program that lends itself to, let's say, Lockie Martin is looking for, you know, a workforce five years from now, they can go into this database and see kids who are taking programs that may lead to a career in that field.
00:07:24.800 --> 00:07:42.879
One of the things that we're really been working with with the CTE folks is understanding the different paths and avenues that these programs could take kids and how that correlates to the industry we have, but even more so working with the Department of Commerce from a state level with our future targeted sectors.
00:07:43.199 --> 00:07:50.959
That's shifted over, I would say, you know, I've been in economic development now for seven years of the director for almost three.
00:07:51.120 --> 00:08:05.839
And I would say in the last five, our targeted sectors as a state has shifted dramatically from the old-fashioned distribution, food manufacturing, that type of packing and shipping industry to smart technology.
00:08:06.000 --> 00:08:10.480
How do we how do you incorporate AI into your business?
00:08:10.560 --> 00:08:13.759
And how do those things affect the kids that you hire?
00:08:13.839 --> 00:08:15.920
And how do we bridge that gap with the workforce?
00:08:16.000 --> 00:08:19.759
Is really been the conversation from even the state level.
00:08:22.399 --> 00:08:25.759

00:09:00.639 --> 00:09:12.399
It seems like there's in the last few years a stronger momentum of development and growth in Columbia County, whether that's the industrial park, Bell Road, Ellis Spill is obviously a lot of traction that's happening down there at this time.
00:09:12.639 --> 00:09:19.120
What new exciting projects are on the horizon that you can share the local businesses or community members should be paying attention to?
00:09:19.360 --> 00:09:27.919
I think the exciting thing is the amount of interest in the county now versus five, seven, eight years ago.
00:09:28.240 --> 00:09:29.039
Completely agree.
00:09:29.279 --> 00:09:42.399
So it's not as much the actual projects or the actual companies that are committing, but the fact that they're now, they have us on their radar and they they realize that this is an up and coming and growing community.
00:09:42.559 --> 00:09:44.080
That in itself is exciting.
00:09:44.240 --> 00:09:54.879
You know, companies who five years ago wouldn't have given us a second look now see the infrastructure that's being put out in in different interchanges in different places.
00:09:55.120 --> 00:10:05.120
They see the partnerships that are forming and strengthening between city and county and other entities, whereas that hadn't always been very prevalent in the past.
00:10:05.840 --> 00:10:11.440
So I I would say right now, what's really exciting is the types of companies who are looking.
00:10:11.519 --> 00:10:18.799
And these are companies who invest significant amounts of money in order to grow the community, not just their business.
00:10:19.039 --> 00:10:29.840
Everything from steel manufacturers to modern farming and agriculture projects that incorporate technology into their process.
00:10:30.000 --> 00:10:33.759
They're still hiring people, but it's just a different type of sure.
00:10:33.840 --> 00:10:38.799
And I think when people hear the term like bettering the community, that's kind of a buzz word, buzz term.
00:10:39.120 --> 00:10:45.919
But when you drill it down, and again, I know this because I see the requests come through the economic development board, it's better paying jobs for our community.
00:10:46.159 --> 00:10:53.440
A lot of them are high dollar paying jobs, which are far above the medium pay ranges that our community currently sees.
00:10:53.679 --> 00:10:53.840
Agree.
00:10:54.000 --> 00:10:55.039
And it goes beyond that.
00:10:55.200 --> 00:11:07.840
So what a lot of folks don't understand, and and this is something that economic developers across the state have not been real good at really communicating is the importance of those manufacturing and those industrial projects, right?
00:11:08.000 --> 00:11:14.080
Especially with a conversation around property tax and what may or may not happen with that in come November, right?
00:11:14.320 --> 00:11:29.840
But if you you think about one industrial project coming in, let's say a 300,000, 400,000 square foot facility, the property taxes that that particular industry generates is typically more than an entire residential neighborhood.
00:11:30.480 --> 00:11:32.480
So that's just one aspect of it.
00:11:32.559 --> 00:11:34.639
But then you've got the jobs that they hire.
00:11:34.799 --> 00:11:37.120
So they're paying payroll tax into the state.
00:11:37.200 --> 00:11:38.399
They're paying property tax.
00:11:38.559 --> 00:11:45.360
The people that they hire are living, breathing, shopping, eating, they're doing money right back into the local economy.
00:11:45.519 --> 00:11:45.759
Right.
00:11:45.840 --> 00:11:48.080
So they're putting money back into the economy.
00:11:48.240 --> 00:11:53.759
And what that does is it increases the overall wealth of the community, right?
00:11:54.000 --> 00:12:05.840
So now instead of a lot of minimum wage jobs, we have high-paying jobs with people who make a wage that's decent enough that they can afford to buy or rent a better apartment or home.
00:12:06.080 --> 00:12:08.559
And in turn, that lowers your crime rate.
00:12:08.879 --> 00:12:15.200
It seems kind of, you know, it seems like you add more business, you increase the crime, but it's really the opposite.
00:12:15.360 --> 00:12:19.039
If you increase the wealth in the community, you lower the crime rate.
00:12:19.120 --> 00:12:27.759
So there's so much more than just adding a job or a business that goes into economic development and why it is important in communities like ours.
00:12:28.000 --> 00:12:28.320
For sure.
00:12:28.399 --> 00:12:36.480
So if someone's listening today and they may be a business owner, community leader, what's one way they can plug into the work that you're doing to ideally help move Columbia County forward?
00:12:36.720 --> 00:12:41.120
I would absolutely say get involved in every level of government that you can.
00:12:41.360 --> 00:12:41.759
Absolutely.
00:12:41.919 --> 00:12:53.919
You know, one of the most frustrating things from a government employee perspective is when you hear the complaints about things that are happening, but no one ever stepped up to say, hey, we have a great idea.
00:12:54.159 --> 00:12:55.279
What if we do it this way?
00:12:55.360 --> 00:12:56.879
Or what, you know, look at this.
00:12:57.120 --> 00:13:00.399
We're very open to suggestions and to input.
00:13:00.720 --> 00:13:02.960
I will say Jennifer's office is very open door.
00:13:03.120 --> 00:13:05.200
You can literally just walk in and she's usually there.
00:13:05.679 --> 00:13:06.080
Right.
00:13:06.320 --> 00:13:10.320
So, you know, we want the input of the people who live here.
00:13:10.480 --> 00:13:12.559
This is not my community, it's our community.
00:13:12.720 --> 00:13:24.799
And, you know, one of the reasons I do this job, and anybody who knows me has heard me say that I've got a nine-year-old at home that when she grows up, I don't want her to have to move to another state to find a job if she wants to stay here.
00:13:25.039 --> 00:13:25.519
For sure.
00:13:25.759 --> 00:13:31.600
So the time that I spend investing in bringing those jobs here selfishly is for that reason.
00:13:31.759 --> 00:13:35.120
But at the same time, I'm not the only one who has a nine-year-old in this community.
00:13:35.279 --> 00:13:38.559
So, you know, we really want the feedback and the input.
00:13:38.799 --> 00:13:47.200
The Economic Development Advisory Board meets the third Thursday Wednesday, nope, third Thursday now of every month, same day as the Board Accounting Commission meeting.
00:13:47.279 --> 00:13:48.399
It's open to the public.
00:13:48.559 --> 00:13:49.600
We're also on YouTube.
00:13:49.919 --> 00:13:57.120
You know, the website, edcolumbiacountyfl.com, has a contact us page with our pictures and numbers.
00:13:57.279 --> 00:13:59.440
You don't have to fill out a form and hope somebody sees it.
00:14:00.639 --> 00:14:05.279
You know, we we really want input and feedback from the people who live here.
00:14:05.519 --> 00:14:05.840
For sure.
00:14:06.000 --> 00:14:09.200
So final question, and we ask all of our guests this as we wrap up.
00:14:09.360 --> 00:14:13.279
What is one business or leadership tip you live by or learned the hard way?
00:14:13.519 --> 00:14:15.120
Oh my, just one.
00:14:15.360 --> 00:14:15.679
Yeah.
00:14:15.840 --> 00:14:16.399
Just one.
00:14:16.879 --> 00:14:27.679
I would say one of the most important things I've learned over the years is don't waste your energy and emotion in areas that you can't affect.
00:14:28.480 --> 00:14:30.960
Understanding that can be an entire episode.
00:14:31.200 --> 00:14:31.919
Absolutely.
00:14:32.240 --> 00:14:37.360
Understanding what you control versus what you influence goes a long way.
00:14:37.600 --> 00:14:41.919
So it, you know, there are a lot of policies that I may not be able to change at all.
00:14:42.159 --> 00:14:42.480
For sure.
00:14:42.639 --> 00:14:45.440
And I can get frustrated and irritated with those.
00:14:45.600 --> 00:14:50.080
But why spend spend my energy and emotion wrapped up in that instead?
00:14:50.320 --> 00:14:52.159
Find a way that I can make a change.
00:14:52.320 --> 00:15:04.559
And so that's been something that I've really lived by since my call center days was just understanding my impact and my my influence and where to spend my energy.
00:15:04.879 --> 00:15:05.519
Absolutely.
00:15:05.759 --> 00:15:06.799
Well, thank you, Jennifer.
00:15:06.879 --> 00:15:10.080
We are so glad that you gave us your time and shared some insights.
00:15:10.240 --> 00:15:10.639
Thanks.
00:15:10.879 --> 00:15:12.240
Thanks for having me.
00:15:12.639 --> 00:15:16.720
Thank you again to Security Safe for their support of the Gateway Connection podcast.

00:00:00.160 --> 00:00:12.160
Our targeted sectors as a state shifted dramatically from the old-fashioned distribution, food manufacturing, that type of packing and shipping industry to smart technology.
00:00:12.400 --> 00:00:14.240
How do we bridge that gap with a workforce?
00:00:14.400 --> 00:00:17.359
Is really been the conversation from even the state level.
00:00:17.519 --> 00:00:26.239
The types of companies who are looking, and these are companies who invest significant amounts of money in order to grow the community, not just their business.
00:00:26.480 --> 00:00:32.000
They have us on their radar and they realize that this is an up and coming and growing community.
00:00:32.159 --> 00:00:34.159
That in itself is exciting.
00:00:35.039 --> 00:00:41.759
Welcome to the Gateway Connection Podcast, where we connect you with the movers, shakers, and leaders shaping our region.
00:00:42.000 --> 00:00:45.679
I'm Joey O'Hearn, Executive Director of the Chamber, and your host.
00:00:45.759 --> 00:00:47.119
Let's get started.
00:00:55.840 --> 00:00:57.039
Thanks for having me, Joey.
00:00:57.119 --> 00:00:57.679
I'm glad to be here.
00:00:58.240 --> 00:01:03.119
So tell us about you, what all you do, which I know is kind of a loaded question, and then we'll get into it.
00:01:03.359 --> 00:01:14.640
So I am the county's economic development director, which is a fancy term for my job is to help attract and retain business and industry here in the county.
00:01:14.799 --> 00:01:20.400
And that includes inside of the city limits, all the way down to Fort White, from the top end of the county to the bottom.
00:01:20.560 --> 00:01:29.040
My job is to create an environment where business and industry would like to come here and invest their dollars in our community.
00:01:29.280 --> 00:01:30.400
Well, it's funny you mentioned that.
00:01:37.599 --> 00:01:42.000
You know, we've got the ideal location logistically speaking.
00:01:42.159 --> 00:01:45.920
And anybody can see that when you Google Lake City, Columbia County, right?
00:01:46.079 --> 00:01:51.760
We're at the intersection of I-10 and I-75, the only place in the state of Florida where that happens.
00:01:52.000 --> 00:02:01.920
So, you know, logistically speaking, you can get anywhere in the state of in the United States from Lake City through a truck, north, south, east, and west.
00:02:02.319 --> 00:02:04.480
We've got great connectivity with rails.
00:02:04.640 --> 00:02:08.000
We have, you know, a relationship with Jack's Port and the Inland Port there.
00:02:08.159 --> 00:02:16.159
There are so many logistic assets that just make Lake City and Columbia County stand out from our competitors across the state.
00:02:16.319 --> 00:02:18.960
But even more so, it's the community itself.
00:02:19.120 --> 00:02:28.240
Companies these days, when they come to visit and look for a site, they want to know who they're working with and and the people that they're investing in.
00:02:28.400 --> 00:02:46.639
And that's really what kind of stands apart with us from other, even counties surrounding here that we compete with, is just our hands-on approach that, you know, we we answer the phone and we return emails and stay in in constant communication and connect them with the people locally that they need to do business with.
00:02:46.800 --> 00:02:52.719
So that helps keep us, you know, a little, a little above the pack when it comes to our competitors around here.
00:02:52.960 --> 00:03:05.280
Can you talk about talking not just our location, which is obviously a fantastic asset, but also the workforce pool within like a 90-minute drive of Lake City, which makes it appealing to these larger companies who may be looking at Columbia County?
00:03:05.439 --> 00:03:07.360
I'm glad you you brought up the 90 minute.
00:03:07.520 --> 00:03:31.039
So, one of the largest challenges I think that we face from site selectors outside of rural Florida is the perception that nobody drives here, that 45-minute drive time is kind of the max of what people drive because driving 45 minutes in in Lake City is completely different than driving 45 minutes in Miami, right?
00:03:31.280 --> 00:03:33.439
You can get two miles and 45 minutes there.
00:03:33.520 --> 00:03:36.719
You can get from here almost to Jacksonville in that same time.
00:03:36.960 --> 00:03:44.240
So understanding the difference between a 45 minute drive here versus a metro area is number one key.
00:03:44.479 --> 00:03:56.560
But that workforce, you know, labor shed that we look at expands dramatically when you think about people drive, you know, 60 miles in a rural area for a good job.
00:03:56.800 --> 00:04:02.479
That opens us up from, you know, just outside of Baker County all the way to Jacksonville, to Duval County.
00:04:02.719 --> 00:04:08.719
And it expands our labor force from about 800,000 to over one and a half million.
00:04:08.960 --> 00:04:09.280
Wow.
00:04:09.439 --> 00:04:10.560
It that's significant.
00:04:10.719 --> 00:04:20.399
There are over 4,000 people currently that leave Columbia County to go work somewhere else, but we also have 6,000 that drive here to work here.
00:04:20.560 --> 00:04:20.959
Oh wow.
00:04:21.120 --> 00:04:26.800
Typically in our medical fields, our private sectors like the VA and the hospitals.
00:04:27.040 --> 00:04:30.560
A lot of those employees don't live here, but they drive here.
00:04:30.800 --> 00:04:40.720
So, you know, we we have data that backs that up, just being able to get in front of the site selector, in front of those companies and explaining that, whether or not just doing a desktop review.
00:04:41.040 --> 00:04:46.959
I know one thing we hear consistently from our members of the chamber is workforce challenges and retaining and recruiting your talent.
00:04:47.120 --> 00:04:52.720
What are some of the efforts happening in your department or office to help build a stronger talent pipeline locally?
00:04:52.959 --> 00:05:01.279
Yeah, we're excited about our recent partnership with the career and technical education group at Columbia County School District.
00:05:01.439 --> 00:05:22.480
The director and coordinator both have been working hand in hand with us in several different instances across the county, specifically utilizing the Economic Development Office and the relationships we have with our local businesses and the CTE instructors and the kids that they have in those classes that are going to be going out into the workforce.
00:05:22.720 --> 00:05:35.199
We've realized that there is a gap between what our existing employers need and what their perception of the workforce coming out of school is, and the kids that are actually graduating.
00:05:35.360 --> 00:05:47.680
So, how do we bridge that gap and how do we communicate information in a way that kids of this day coming out of school want a job that has been there and been open for a couple of years?
00:05:47.839 --> 00:05:56.560
And some things that we've learned is education information always, you know, making sure that the kids coming out are aware of the jobs that are available here.
00:05:56.800 --> 00:06:07.199
But even more eye-opening has been the industry here, understanding the mentality and the and in the type of employer that's coming out of school.
00:06:07.360 --> 00:06:15.439
There's almost been this paradigm shift in our industry where they now understand the way they do business is gonna have to change.
00:06:15.680 --> 00:06:16.000
For sure.
00:06:16.240 --> 00:06:22.560
The workforce that we're we're working with now is not the workforce of 20, 30 years ago.
00:06:22.800 --> 00:06:37.600
And if you as a business or an industry, if you're not open to new technologies, to new processes, to understanding the new workforce, then those folks are having struggles hiring.
00:06:37.839 --> 00:06:39.199
Yeah, and I think that's part of it.
00:06:39.279 --> 00:06:53.680
I sit on the economic development advisory board with accounting under Jennifer, and it's connecting all of those pieces, even for the new companies that say, hey, in 15 years, we're gonna need people who can build microchips, communicating that to our school district to say, are you guys looking at a microchip program?
00:06:53.759 --> 00:06:57.439
That's what our workforce is gonna need in 15, 20 years, if you want to elaborate on that.
00:06:57.680 --> 00:06:58.399
Yeah, absolutely.
00:06:58.560 --> 00:07:24.480
00:07:24.800 --> 00:07:42.879
One of the things that we're really been working with with the CTE folks is understanding the different paths and avenues that these programs could take kids and how that correlates to the industry we have, but even more so working with the Department of Commerce from a state level with our future targeted sectors.
00:07:43.199 --> 00:07:50.959
That's shifted over, I would say, you know, I've been in economic development now for seven years of the director for almost three.
00:07:51.120 --> 00:08:05.839
And I would say in the last five, our targeted sectors as a state has shifted dramatically from the old-fashioned distribution, food manufacturing, that type of packing and shipping industry to smart technology.
00:08:06.000 --> 00:08:10.480
How do we how do you incorporate AI into your business?
00:08:10.560 --> 00:08:13.759
And how do those things affect the kids that you hire?
00:08:13.839 --> 00:08:15.920
And how do we bridge that gap with the workforce?
00:08:16.000 --> 00:08:19.759
Is really been the conversation from even the state level.
00:08:22.399 --> 00:08:25.759

00:09:00.639 --> 00:09:12.399
It seems like there's in the last few years a stronger momentum of development and growth in Columbia County, whether that's the industrial park, Bell Road, Ellis Spill is obviously a lot of traction that's happening down there at this time.
00:09:12.639 --> 00:09:19.120
What new exciting projects are on the horizon that you can share the local businesses or community members should be paying attention to?
00:09:19.360 --> 00:09:27.919
I think the exciting thing is the amount of interest in the county now versus five, seven, eight years ago.
00:09:28.240 --> 00:09:29.039
Completely agree.
00:09:29.279 --> 00:09:42.399
So it's not as much the actual projects or the actual companies that are committing, but the fact that they're now, they have us on their radar and they they realize that this is an up and coming and growing community.
00:09:42.559 --> 00:09:44.080
That in itself is exciting.
00:09:44.240 --> 00:09:54.879
You know, companies who five years ago wouldn't have given us a second look now see the infrastructure that's being put out in in different interchanges in different places.
00:09:55.120 --> 00:10:05.120
They see the partnerships that are forming and strengthening between city and county and other entities, whereas that hadn't always been very prevalent in the past.
00:10:05.840 --> 00:10:11.440
So I I would say right now, what's really exciting is the types of companies who are looking.
00:10:11.519 --> 00:10:18.799
And these are companies who invest significant amounts of money in order to grow the community, not just their business.
00:10:19.039 --> 00:10:29.840
Everything from steel manufacturers to modern farming and agriculture projects that incorporate technology into their process.
00:10:30.000 --> 00:10:33.759
They're still hiring people, but it's just a different type of sure.
00:10:33.840 --> 00:10:38.799
And I think when people hear the term like bettering the community, that's kind of a buzz word, buzz term.
00:10:39.120 --> 00:10:45.919
But when you drill it down, and again, I know this because I see the requests come through the economic development board, it's better paying jobs for our community.
00:10:46.159 --> 00:10:53.440
A lot of them are high dollar paying jobs, which are far above the medium pay ranges that our community currently sees.
00:10:53.679 --> 00:10:53.840
Agree.
00:10:54.000 --> 00:10:55.039
And it goes beyond that.
00:10:55.200 --> 00:11:07.840
So what a lot of folks don't understand, and and this is something that economic developers across the state have not been real good at really communicating is the importance of those manufacturing and those industrial projects, right?
00:11:08.000 --> 00:11:14.080
Especially with a conversation around property tax and what may or may not happen with that in come November, right?
00:11:14.320 --> 00:11:29.840
But if you you think about one industrial project coming in, let's say a 300,000, 400,000 square foot facility, the property taxes that that particular industry generates is typically more than an entire residential neighborhood.
00:11:30.480 --> 00:11:32.480
So that's just one aspect of it.
00:11:32.559 --> 00:11:34.639
But then you've got the jobs that they hire.
00:11:34.799 --> 00:11:37.120
So they're paying payroll tax into the state.
00:11:37.200 --> 00:11:38.399
They're paying property tax.
00:11:38.559 --> 00:11:45.360
The people that they hire are living, breathing, shopping, eating, they're doing money right back into the local economy.
00:11:45.519 --> 00:11:45.759
Right.
00:11:45.840 --> 00:11:48.080
So they're putting money back into the economy.
00:11:48.240 --> 00:11:53.759
And what that does is it increases the overall wealth of the community, right?
00:11:54.000 --> 00:12:05.840
So now instead of a lot of minimum wage jobs, we have high-paying jobs with people who make a wage that's decent enough that they can afford to buy or rent a better apartment or home.
00:12:06.080 --> 00:12:08.559
And in turn, that lowers your crime rate.
00:12:08.879 --> 00:12:15.200
It seems kind of, you know, it seems like you add more business, you increase the crime, but it's really the opposite.
00:12:15.360 --> 00:12:19.039
If you increase the wealth in the community, you lower the crime rate.
00:12:19.120 --> 00:12:27.759
So there's so much more than just adding a job or a business that goes into economic development and why it is important in communities like ours.
00:12:28.000 --> 00:12:28.320
For sure.
00:12:28.399 --> 00:12:36.480
So if someone's listening today and they may be a business owner, community leader, what's one way they can plug into the work that you're doing to ideally help move Columbia County forward?
00:12:36.720 --> 00:12:41.120
I would absolutely say get involved in every level of government that you can.
00:12:41.360 --> 00:12:41.759
Absolutely.
00:12:41.919 --> 00:12:53.919
You know, one of the most frustrating things from a government employee perspective is when you hear the complaints about things that are happening, but no one ever stepped up to say, hey, we have a great idea.
00:12:54.159 --> 00:12:55.279
What if we do it this way?
00:12:55.360 --> 00:12:56.879
Or what, you know, look at this.
00:12:57.120 --> 00:13:00.399
We're very open to suggestions and to input.
00:13:00.720 --> 00:13:02.960
I will say Jennifer's office is very open door.
00:13:03.120 --> 00:13:05.200
You can literally just walk in and she's usually there.
00:13:05.679 --> 00:13:06.080
Right.
00:13:06.320 --> 00:13:10.320
So, you know, we want the input of the people who live here.
00:13:10.480 --> 00:13:12.559
This is not my community, it's our community.
00:13:12.720 --> 00:13:24.799
And, you know, one of the reasons I do this job, and anybody who knows me has heard me say that I've got a nine-year-old at home that when she grows up, I don't want her to have to move to another state to find a job if she wants to stay here.
00:13:25.039 --> 00:13:25.519
For sure.
00:13:25.759 --> 00:13:31.600
So the time that I spend investing in bringing those jobs here selfishly is for that reason.
00:13:31.759 --> 00:13:35.120
But at the same time, I'm not the only one who has a nine-year-old in this community.
00:13:35.279 --> 00:13:38.559
So, you know, we really want the feedback and the input.
00:13:38.799 --> 00:13:47.200
The Economic Development Advisory Board meets the third Thursday Wednesday, nope, third Thursday now of every month, same day as the Board Accounting Commission meeting.
00:13:47.279 --> 00:13:48.399
It's open to the public.
00:13:48.559 --> 00:13:49.600
We're also on YouTube.
00:13:49.919 --> 00:13:57.120
You know, the website, edcolumbiacountyfl.com, has a contact us page with our pictures and numbers.
00:13:57.279 --> 00:13:59.440
You don't have to fill out a form and hope somebody sees it.
00:14:00.639 --> 00:14:05.279
You know, we we really want input and feedback from the people who live here.
00:14:05.519 --> 00:14:05.840
For sure.
00:14:06.000 --> 00:14:09.200
So final question, and we ask all of our guests this as we wrap up.
00:14:09.360 --> 00:14:13.279
What is one business or leadership tip you live by or learned the hard way?
00:14:13.519 --> 00:14:15.120
Oh my, just one.
00:14:15.360 --> 00:14:15.679
Yeah.
00:14:15.840 --> 00:14:16.399
Just one.
00:14:16.879 --> 00:14:27.679
I would say one of the most important things I've learned over the years is don't waste your energy and emotion in areas that you can't affect.
00:14:28.480 --> 00:14:30.960
Understanding that can be an entire episode.
00:14:31.200 --> 00:14:31.919
Absolutely.
00:14:32.240 --> 00:14:37.360
Understanding what you control versus what you influence goes a long way.
00:14:37.600 --> 00:14:41.919
So it, you know, there are a lot of policies that I may not be able to change at all.
00:14:42.159 --> 00:14:42.480
For sure.
00:14:42.639 --> 00:14:45.440
And I can get frustrated and irritated with those.
00:14:45.600 --> 00:14:50.080
But why spend spend my energy and emotion wrapped up in that instead?
00:14:50.320 --> 00:14:52.159
Find a way that I can make a change.
00:14:52.320 --> 00:15:04.559
And so that's been something that I've really lived by since my call center days was just understanding my impact and my my influence and where to spend my energy.
00:15:04.879 --> 00:15:05.519
Absolutely.
00:15:05.759 --> 00:15:06.799
Well, thank you, Jennifer.
00:15:06.879 --> 00:15:10.080
We are so glad that you gave us your time and shared some insights.
00:15:10.240 --> 00:15:10.639
Thanks.
00:15:10.879 --> 00:15:12.240
Thanks for having me.
00:15:12.639 --> 00:15:16.720
