00:00:00.080 --> 00:00:03.439
If you look at Katie, Texas on a map, it seems simple enough.
00:00:03.600 --> 00:00:08.560
A suburban city just outside of Houston with great schools, master plan communities.
00:00:08.800 --> 00:00:13.359
Cinco Ranch, Cane Island, and Ellison sound like candle scent uh flavors.
00:00:13.519 --> 00:00:14.880
But here's the strange part.
00:00:15.039 --> 00:00:18.480
When someone tells you they're moving to Katie, well, that can mean many things.
00:00:18.640 --> 00:00:24.000
See, City of Katy has 30,000 people, and the sub suburban area has about 400,000 people.
00:00:24.160 --> 00:00:25.600
And that distinction matters.
00:00:25.760 --> 00:00:32.479
You see, two houses saying they're both in Katie, Texas, can have different tax laws, can have different tax districts, different schools.
00:00:32.640 --> 00:00:37.759
So it's not should I move to Katie, it's where in Katie do I want to move in and which part of Katie?
00:00:38.000 --> 00:00:44.560
Because underneath all the pools and great communities and great schools is a different experience depending where you move.
00:00:44.640 --> 00:00:47.039
There is the actual city of Katy that's incorporated.
00:00:47.119 --> 00:00:49.920
It's called Old Katie, and it has about 30,000 people.
00:00:50.079 --> 00:00:53.600
And then there's Greater Katy that has 400,000 people.
00:00:53.679 --> 00:00:59.920
They're all zoned to Katie ISD, and it's three different counties: Harris, Fort Bend, Brazoria County, Waller County.
00:01:00.000 --> 00:01:00.560
And guess what?
00:01:00.719 --> 00:01:02.880
Katie has more population than Pittsburgh.
00:01:03.039 --> 00:01:05.040
Weirdly, though, this is a great place to live.
00:01:05.200 --> 00:01:15.760
So you drive 10 or 15 minutes either way from downtown Katy, and what you'll find is enormous suburban homes, six-lane roads, restaurants, shopping, and all kinds of great stuff.
00:01:15.920 --> 00:01:19.920
It's become a suburban area, but really a true city.
00:01:20.000 --> 00:01:27.439
The city of Katy has a median age of 38, half the households have a degree, and one in five people were born outside the United States.
00:01:27.599 --> 00:01:29.680
This isn't just a cheap suburban area.
00:01:29.760 --> 00:01:32.560
The average income is$115,000 a year.
00:01:32.719 --> 00:01:34.079
Healthcare has expanded.
00:01:34.239 --> 00:01:36.000
Energy companies remain.
00:01:36.159 --> 00:01:41.439
Distribution, logistics, Tesla, Amazon, all those great places now are part of Katie.
00:01:41.680 --> 00:01:47.439
The schools, well, KDISD in many ways, that's the gravitational center of the entire region.
00:01:47.680 --> 00:01:53.920
The district serves more than 95,000 students, and they expect to be over 100,000 next year.
00:01:54.079 --> 00:01:55.040
And guess what?
00:01:55.200 --> 00:02:02.000
They have purposefully created an academic reputation of being one of the best districts in Katie.
00:02:02.319 --> 00:02:03.280
That's not by accident.
00:02:03.439 --> 00:02:06.560
But you see, when you have great schools, then you need development.
00:02:06.719 --> 00:02:08.719
And when you need development, you need houses.
00:02:08.879 --> 00:02:10.560
And when you need houses, you need roads.
00:02:10.639 --> 00:02:14.639
And when you need roads, you need more schools, and everything becomes overcrowded.
00:02:14.719 --> 00:02:16.000
So then you need more infrastructure.
00:02:16.080 --> 00:02:21.439
And see, the challenge with that is that in KD ISD, they actually have these things called land use zones.
00:02:21.599 --> 00:02:28.319
And so you might buy a house today based on how great the house looks, you like the neighborhood, and you think you like the school.
00:02:28.479 --> 00:02:40.800
But what you find out is because of these land use zones, and because KD's consistently growing the elementary school you think you're gonna go to, well, you just may not end up there because they're gonna rezone you to a different school.
00:02:40.879 --> 00:02:49.680
You'll still be KDISD, except the school you were once zoned to may mean that some changes have to happen and you're now at a different middle school or a different high school.
00:02:49.840 --> 00:02:55.840
So it's not necessarily that the neighborhood website or the builder brochure or the Ziller description was wrong.
00:02:56.000 --> 00:03:02.479
It's that you gotta check KDISD's website specifically for the address, because just being close is not good enough.
00:03:02.560 --> 00:03:07.680
And on KDISD's website, it'll tell you if they have plans in the future to rezone that area.
00:03:07.840 --> 00:03:16.400
So instead of schools and neighborhoods developing organically like the old days, in Texas and in KD, they have what we call master plan communities.
00:03:16.479 --> 00:03:22.800
And these developments are developed on purpose by developers that buy large pieces of land.
00:03:22.879 --> 00:03:26.000
And when you buy these large pieces of land, guess what?
00:03:26.240 --> 00:03:30.960
You need water, you need streets, you need infrastructure.
00:03:31.120 --> 00:03:38.960
So, because of that infrastructure, they now create a district called a municipal utility district, and that's where taxes start to kick in.
00:03:39.120 --> 00:03:42.719
But before we get to that, these neighborhoods have pools and trails.
00:03:42.800 --> 00:03:48.080
But Suntera takes it to this next level with a 2.7 acre lagoon.
00:03:48.159 --> 00:03:53.759
And it begs the question of when does a neighborhood pool become an body of water?
00:03:53.919 --> 00:03:56.319
Like, let's be honest, 2.7 acre lagoon?
00:03:56.560 --> 00:03:57.360
That's wow.
00:03:57.520 --> 00:04:00.240
So now they have to build these municipal utility districts.
00:04:00.400 --> 00:04:07.599
And it all sounds fantastic that you have all these amenities and these restaurants and these stores and this development in a city that you don't really have to go anywhere outside of.
00:04:07.759 --> 00:04:09.680
And yet you gotta pay the taxes for it.
00:04:09.759 --> 00:04:16.240
Because, see, Texas doesn't have individual state income taxes, and everybody loves that, but they gotta have the money somewhere.
00:04:16.399 --> 00:04:18.160
So the money comes through your home.
00:04:18.319 --> 00:04:24.720
That's right, you have higher taxes, can range anywhere from 2.5 to 3.6, depending where you're at.
00:04:24.959 --> 00:04:28.720
See, if you're in a new community, fewer homes, higher taxes.
00:04:28.879 --> 00:04:37.839
Now you may feel like, well, that's not such a big deal, but it can get to a scenario where those higher taxes actually affect how much you can afford and what you can buy.
00:04:38.000 --> 00:04:38.639
Think about it.
00:04:38.800 --> 00:04:52.160
If you had a 2.5 tax rate versus a 3.5 tax rate, that 1% can affect whether your payment is$500 or$600 up or down based on the tax rate.
00:04:52.240 --> 00:04:57.519
As an example, Fort Bend Mud 57 in 2011 tax rate was 1.45.
00:04:57.920 --> 00:05:01.519
Now in 2025, it's actually 2.8.
00:05:01.600 --> 00:05:02.720
That's a huge jump.
00:05:02.800 --> 00:05:05.680
And it's because of the new infrastructure it needs to build.
00:05:05.839 --> 00:05:15.759
A$500,000 house with higher taxes from 2.6 to$3.4 has a$5,000 increase in annual taxes.
00:05:15.920 --> 00:05:18.160
That's$600 a month, my friends.
00:05:18.319 --> 00:05:21.519
Katie crosses Fort Bend, Harris County, and Waller County.
00:05:21.600 --> 00:05:27.839
And this means two houses only a short drive apart may sit inside completely different combination of taxes.
00:05:28.079 --> 00:05:32.000
The word Katie on your address doesn't say anything or tell you enough.
00:05:32.160 --> 00:05:36.959
The mailing address doesn't tell you what school you go to, it doesn't say what the neighborhood tax is.
00:05:37.040 --> 00:05:39.839
And the purchase price will differ based on the neighborhood.
00:05:40.000 --> 00:05:44.399
Unfortunately, for Texas homeowners, the major tool they have is the homestead exemption.
00:05:44.480 --> 00:05:51.519
And this homestead exemption allows you to lower your taxes by$140,000 off the value of the home.
00:05:51.680 --> 00:05:55.279
You also have veteran disability taxes, tax exemption.
00:05:55.439 --> 00:05:57.279
You have senior tax exemption.
00:05:57.439 --> 00:06:05.839
So these tax exemptions allow you to lower the value of the home from a tax perspective, thus allowing you to pay less taxes.
00:06:06.000 --> 00:06:13.920
See, Katie sits roughly 60 miles inland of the Gulf of Mexico, so homeowners generally have to buy some type of flood insurance.
00:06:14.079 --> 00:06:20.160
Hurricane Harvey came through in 2017 and really exposed the flood situation in Katie.
00:06:20.240 --> 00:06:28.079
So suppose your dwelling is$300,000 and you have a 2% wind deductible, that's a$6,000 claim for wind.
00:06:28.319 --> 00:06:34.240
Because we live near the coast and do experience hurricanes, insurance, let's talk about insurance, can be a big deal.
00:06:34.399 --> 00:06:35.759
Now, does Katie flood?
00:06:35.920 --> 00:06:38.240
The question is too broad to be useful, to be honest with you.
00:06:38.319 --> 00:06:41.600
The better question is what happened on this specific street?
00:06:41.759 --> 00:06:43.920
What happened during this specific time?
00:06:44.079 --> 00:06:45.600
Has this home ever flooded?
00:06:45.680 --> 00:06:46.879
Has the neighborhood ever flooded?
00:06:47.040 --> 00:06:53.199
Because in this region, flood exposure can be varied street by street, neighborhood by neighborhood.
00:06:53.360 --> 00:06:59.519
And really, like I mentioned in 2017 when Harvey came through, it exposed the areas that frequently flood.
00:06:59.680 --> 00:07:08.160
So the federal FEMA, for instance, has redone the flood zone lines and the criteria, and that'll tell you if you need flood insurance or not.
00:07:08.240 --> 00:07:10.319
So use the FEMA website to help you with that.
00:07:10.480 --> 00:07:12.560
You see, let's talk about the commute next.
00:07:12.639 --> 00:07:20.000
Now, the commute from Katy to different parts of Houston can really impact whether you want to live in one part of Katie versus the other.
00:07:20.160 --> 00:07:25.680
See, getting to the Texas Medical Center, well, that's 30, 45 minutes, depending on the day.
00:07:25.839 --> 00:07:28.560
You want to go downtown from Katy to downtown Houston?
00:07:28.800 --> 00:07:31.439
Hour, hour and 15 minutes, depending when you leave.
00:07:31.600 --> 00:07:36.240
You want to hit the energy corridor or maybe medical centers in the west of Houston area.
00:07:36.399 --> 00:07:38.240
Well, that's only 20, 25 minutes.
00:07:38.399 --> 00:07:41.839
It just really comes down to what part of Katie do you live in?
00:07:42.000 --> 00:07:50.319
Because we have I-10 and Grand Parkway 99 and 1093 West Park Tollway, depending on where you live, it will depend how close you are to those.
00:07:50.480 --> 00:07:56.079
There are parts of Katie that takes 20 minutes just to get to I-10, five minutes though, to get to West Park Tollway.
00:07:56.160 --> 00:08:01.199
There are parts of Katie that take five minutes to get to I-10 and 10 minutes to get to West Park Tollway.
00:08:01.360 --> 00:08:08.720
So it just depends on what hawks you are to which thoroughfare and how far it'll take you or how long it'll take you to get to your destination or where you work.
00:08:08.800 --> 00:08:17.279
So if commute is an issue, you will need to find a real estate agent like us that helps you decide how far is it truly to these different places that you may be commuting to.
00:08:17.439 --> 00:08:18.879
Now let's talk about home prices.
00:08:19.120 --> 00:08:23.600
Entry-level single family homes, well, they're somewhere around$300,000 in the newer developments.
00:08:23.839 --> 00:08:26.959
A large portion of the new development is$400,000 to$600,000.
00:08:27.120 --> 00:08:30.639
Renting is very competitive, and the rental prices, well, they're not cheap.
00:08:30.720 --> 00:08:32.559
You need to make three times the rent.
00:08:32.720 --> 00:08:40.639
So when you go to buy a house, you got to think about many things: property tax, mud tax, insurance, maybe flood insurance, mortgage, HOA fees.
00:08:40.720 --> 00:08:41.679
We didn't even cover that.
00:08:41.919 --> 00:08:44.240
Tolls, because most of these streets are tollways.
00:08:44.399 --> 00:08:46.320
Fuel, you have to have a vehicle.
00:08:46.480 --> 00:08:51.120
The last one does not appear in your bank statement, but it's still a cost and it's time.
00:08:51.279 --> 00:08:58.480
You see, you can have it to where you spend more than 16 full days in a year not working, not sleeping, but in traffic.
00:08:58.720 --> 00:09:03.120
Sometimes it takes 20 minutes just to get to Target, depending what part of KD you live in.
00:09:03.279 --> 00:09:11.279
So if your priority is large homes, strong school districts, modern amenities, and access to Houston's Western employment, Katie is perfect for you.
00:09:11.440 --> 00:09:14.240
If your priority is walkability, probably not so.
00:09:14.399 --> 00:09:20.159
And if there's one final thing you want to look at, is maybe I need to look at going to other school districts.
00:09:20.320 --> 00:09:24.080
You see, Katie does not always mean KD ISD.
00:09:24.159 --> 00:09:28.720
It can mean Le Camar Consolidated, it could be Royal ISD, it can mean different things.
00:09:28.879 --> 00:09:35.600
You might be in the same neighborhood, same lagoon, same branding, same Katie address, but potentially you're not even in KD ISD.
00:09:35.679 --> 00:09:40.000
So again, it comes down to which Katie and which part of Katie do you want to live in?
00:09:40.159 --> 00:09:44.159
Because KD's greatest strength and greatest complication come from growth.
00:09:44.320 --> 00:09:59.200
Growth creates schools, growth created housing, and growth built highways, which also means congestion, boundary changes, higher infrastructure taxes, constant construction, and complicated map of jurisdictions, on the other hand, as well.
00:09:59.360 --> 00:10:06.559
The result is a place that feels simultaneously like a small town and a Houston suburb, but also feels like a busy place to live.
00:10:06.720 --> 00:10:10.399
You can attend great events like historic Katy festivals.
00:10:10.559 --> 00:10:13.519
You can go and build great relationships with your neighbor.
00:10:13.679 --> 00:10:15.039
So should you move to Katy?
00:10:15.120 --> 00:10:16.639
For many families, it's yes.
00:10:16.879 --> 00:10:20.080
The schools, the housing, the pricing, everything matches.
00:10:20.240 --> 00:10:23.600
Don't ask only about housing costs though and what the tax rate is.
00:10:23.759 --> 00:10:26.159
Don't only ask about the weather and flooding.
00:10:26.399 --> 00:10:27.840
Ask what county you're in.
00:10:28.000 --> 00:10:29.039
Ask about taxes.
00:10:29.279 --> 00:10:30.559
Ask about the school district.
00:10:30.720 --> 00:10:33.120
Ask about potential changing of schools.
00:10:33.279 --> 00:10:34.480
Ask about the commute.
00:10:34.559 --> 00:10:39.440
And whichever one of these are most important to you, well, that will determine what part of Katie you should live in.
00:10:39.600 --> 00:10:43.360
The house 10 minutes away could offer a completely different financial situation for you.
00:10:43.519 --> 00:10:47.919
It could also provide a completely different experience for you and your family or just for you.
00:10:48.159 --> 00:10:50.080
Katie is still a small town soul.
00:10:50.240 --> 00:10:53.360
Katie is still very big in the family values.
00:10:53.519 --> 00:10:55.759
However, Katie is growing.
00:10:55.840 --> 00:10:59.759
And in 2026, it runs on a big city system.
00:10:59.919 --> 00:11:13.600
And if you're planning to live here in Katie, understanding the lifestyle and the things that go into choosing a property for real estate purposes, well, that's where a great real estate agent like me in Vantage Real Estate Creek comes in.
00:11:13.759 --> 00:11:21.679
So if you love the pools and you love the trails and you want a crystal lagoon or you want great shopping and great restaurants, Katie's for you.
00:11:21.840 --> 00:11:23.679
Just got to consider some of the things we mentioned.
00:11:23.759 --> 00:11:25.440
Until next time, get you some.
