Are your vapor barriers actually protecting your home? Learn why building code minimums often fall short of real protection.
The International Residential Building Code sets a minimum requirement of 6 mil polyethylene plastic for a crawl space. However, meeting this code standard does not mean you have the best protection for your home. While 6 mil plastic technically satisfies the rules, it is often comparable to thin contractor trash bags rather than a durable, long-term solution for moisture control. Homeowners should understand that the bare minimum is rarely the most effective choice for maintaining structural integrity.
Beyond moisture control, upgrading your wall insulation provides significant long-term savings. Switching from a standard 2x4 wall, which offers R-13 insulation, to a 2x6 wall with R-21 results in a 57% energy loss reduction. Prioritizing energy efficiency during construction or renovation helps you avoid costly utility bills while ensuring a more comfortable living environment. These adjustments move beyond compliance to create a truly high-performing home.

00:00:00.000 --> 00:00:06.879
So let's start with something that most contractors use as their excuse for installing six mil plastic, building code.
00:00:07.040 --> 00:00:15.519
According to the International Residential Building Code, the minimum requirement for a vapor barrier in a vented crawl space is six mil polyethylene plastic.
00:00:15.679 --> 00:00:16.079
That's it.
00:00:16.239 --> 00:00:16.879
6 mil.
00:00:16.960 --> 00:00:18.640
Now here's what contractors want to.
00:00:19.120 --> 00:00:20.719
Minimum means minimum.
00:00:20.800 --> 00:00:24.800
It's the absolute bare minimum that you can get away with and still meet code.
00:00:24.960 --> 00:00:26.320
It doesn't mean it's good.
00:00:26.480 --> 00:00:28.320
It doesn't mean it's going to last.
00:00:28.559 --> 00:00:31.519
It doesn't mean it's in your best interest as a homeowner.
00:00:31.600 --> 00:00:32.479
Think about it this way.
00:00:32.719 --> 00:00:36.960
Building code also says you can build a house with 2x4 studs.
00:00:37.039 --> 00:00:46.240
But most builders who believe in quality use 2x6s because it provides space for better insulation, for improved comfort, and soundproofing.
00:00:46.399 --> 00:00:57.600
It's stronger, and according to the internet, R21 insulation in a 2x6 versus R13 insulation in a 2x4 may reduce utility bills by up to 57%.
00:00:58.079 --> 00:00:59.280
It's just a better house.
00:00:59.520 --> 00:01:01.039
Same thing with vapor barriers.
00:01:01.200 --> 00:01:10.719
The building code for vapor barriers was written decades ago, and it hasn't kept up with what we know about moisture control, building science, and long-term durability.
00:01:10.879 --> 00:01:14.239
The code is really designed to keep you from building something dangerous.
00:01:14.400 --> 00:01:17.359
It's not designed to give you the best possible solution.
00:01:17.519 --> 00:01:26.400
And I can tell you from 20 years of experience in thousands of crawl spaces across seven states, six mil plastic is not a long-term solution.
00:01:26.560 --> 00:01:28.319
It's barely a short-term solution.
00:01:28.480 --> 00:01:32.000
Now let's talk about the number one problem with six mil plastic.
00:01:32.239 --> 00:01:33.439
It's too thin.
00:01:34.239 --> 00:01:37.599
Six mil means six thousandths of an inch.
00:01:37.760 --> 00:01:41.760
To put that in perspective, that's about the thickness of a cheap trash bag.
00:01:42.000 --> 00:01:45.920
Actually, it's thinner than most contractor grade trash bags.
00:01:46.079 --> 00:01:48.480
You can easily tear it with your bare hands.
00:01:48.719 --> 00:01:52.159
No tools, no sharped objects, just your hands.
00:01:52.319 --> 00:01:57.840
Now, do you really want something this fragile as the only barrier between your home and ground moisture?
00:01:58.000 --> 00:01:59.519
Here's what happens in the real world.
00:01:59.680 --> 00:02:06.319
Your crawl space isn't some sealed off area that nobody ever goes into, although you may not personally go in there.
00:02:06.480 --> 00:02:11.360
You've got the HVAC contractors going down there to service your heating and cooling system.
00:02:11.520 --> 00:02:14.000
You've got plumbers going down there to fix leaks.
00:02:14.159 --> 00:02:16.560
You've got electricians running wires.
00:02:16.719 --> 00:02:18.800
You've got pest control technicians.
00:02:18.960 --> 00:02:22.319
You've got home inspectors during real estate transactions.
00:02:22.479 --> 00:02:28.800
Every single time someone or something crawl across that six mil plastic, they're creating stress points.
00:02:28.960 --> 00:02:30.479
They're creating tears.
00:02:30.800 --> 00:02:32.400
They're creating punctures.
00:02:32.560 --> 00:02:36.719
And once you get a little tear, it just keeps getting bigger and bigger.
00:02:36.879 --> 00:02:44.400
I've seen six mil vapor barriers that look perfect when they were installed, and six months later, they've got tears.
00:02:44.560 --> 00:02:50.319
One year later, they look like Swiss cheese, and two years later, they're completely destroyed.
00:02:50.479 --> 00:02:52.319
And this isn't an isolated problem.
00:02:52.479 --> 00:02:53.280
This is the norm.
00:02:53.439 --> 00:03:01.120
This is what happens with six mil plastic and moderate to high traffic crawl spaces, which by the way is pretty much every crawl space.
00:03:01.280 --> 00:03:08.960
In fact, I'd estimate that 70 to 80% of the 6mm vapor barriers I inspect are damaged within the first two years.
00:03:09.120 --> 00:03:10.800
That's not a long term solution.
00:03:10.960 --> 00:03:13.439
That's a temporary band aid that's costing you money.
00:03:13.599 --> 00:03:19.199
And I'm Michael Church with Crawl Space Ninja, and I hope you make it a happy and blessed day, and we'll see you later.
