Confused about whether to buy, sell, or just sit tight? You’re not alone—and in today’s GTA market, confusion is the most expensive mistake you can make.

On this episode of Elementary, I dive into one of the biggest questions I keep hearing lately: “I’m so confused… should I buy, should I sell, or should I wait?”

Downsizers, move-up buyers, and anyone feeling stuck in the current Toronto/GTA market—this one’s for you. I unpack the messy middle of decision-making and share how to start with what really matters most: your lifestyle. Because here’s the truth—your home has to fit the life you’re living right now, not just the one you used to have.

We talk about:

• Why lifestyle always comes before square footage.
• What downsizers should keep in mind (hint: it’s not about the number of bedrooms).
• How to approach the “sell first or buy first?” dilemma.
• Why knowing your real numbers—not guesses—can make or break your plan.
• The importance of big-ticket items like roofs, furnaces, and driveways in today’s buyer’s market.
• Why bridge financing is your secret safety net.

And of course, I close with a look at what’s really happening in the market right now: conditions are back, deals are out there, and yes—you still need a strong marketing plan (no, a lawn sign isn’t a strategy).

If you’ve been feeling overwhelmed, this episode will help you cut through the noise and get clear on your next step.
